    Actually, from the perspective of an economist, M2 and M3 are both measures for the amount of money in circulation in an economy, and I'm sure there are more M2's and M3's around besides the motorways and square/cubic meters :wink:

    all i know is if i were to write msq/msc the people i hire or the trades i come in contact with during construction here in the Philippines, wouldn't know what it means.. but if i write m2/m3 they understand.. in fact that is how they express it.. same way if i say three/fourths instead of three quarters.. and since the conversation was about real estate... i dont think they would think it was about the amount of money in circulation or motorways.. but hey.. i could be wrong

    I don't want to waste my time prolonging this conversation with you, but you asked me "since this is the only comment that you have shown interest in, i have to ask, will it be the last???" (My emphasis in bold shows clearly YOU asked ME a QUESTION).

    So, if you think, you will see that I am only replying that MY response (personal thing) would be based on MY personal view of your postings. You asked me! I did not say I am in charge of moderating the Forum - others do that very well.

    Yes you're wrong. Just take a look at facebook/marketplace ads for land for sale or house and lot for sale (hundreds of advertisements even just in the Dumaguete area) and you'll struggle to find even a single ad where the area of land and/or house is described with m2, I didn't count the ads but am willing to bet that over 99% of them use sqm (not msq) to describe area.

    Virtually all land is quoted as "per square meter." One hectare, 10,000 sqm, is 2.54 acres, so 1000 sqm is about a quarter acre If it's an existing house, it should show house size and lot size separately, but quoted as one total price or price per sq meter of the land area (my 6 yr experience only, maybe wrong)

    Many lot owners will never ever negotiate more than a tiny fraction. Most of them are owners who inherited the land and the cost basis is a couple pesos. Their taxes are a few pesos, and they think the lot is worth thousands of pesos per sqm and have no qualms holding on for decades. Lots of land for sale 5 yrs ago is still for sale. If you keep looking you can find your dream, like a large lot for under 500 per square, which is probably pretty high up the mountain or far from town centers. I've also seen owners stretch payment for 5 years rather than accept a smaller single cash payment. Time value of money is a sorta foreign concept, like a dusty faucet on a hardware store shelf for a decade because the owner refuses to discount it. So much for a "bubble"...

    And I shocked, truly shocked, that people will hand over hundreds of thousands of pesos, or even millions, without seeing a clean deed or having a licensed survey. A really clean deed is a single owner, alive, present at the sale, with lawyer-cleared documents of transfer ready to submit to the Register of Deeds. I know there are exceptions, but probably rare. I saw one lot with an ancient deed having 5 owners, several dead or missing, asking 3000 per.....
