    Hi guys, :p I've not been here for a while as i have been living in Bogo (horrible place) and I am currently living on Bantayan Island also not my cup of tea. BUT, i am coming back to Dumaguete, (i missed the place,) with my gf, (soon to be my wife )(maybe) .... My question for the panel of experts is....

    I want to build my own house to my design, a simple loft property, approxiamtely 60m sq. If its financially viable i would build two identical houses at the same time. I want to build in Valencia, or maybe in Saiton, dependant on the lot price. Can anyone out there advise me about a good builder, someone who can give me reliable quotes. Dependant on this will be whether i go ahead and build or buy a prebuilt.

    We'll will be back in Dumaguete in Decemeber, so the hunt is back on for a rental house.... :confused:

    SFGB, 60 sq mtr with a loft is rather small, are you thinking about a local nipa style place? I am renting a house of similar size while my house is being built and I get cabin fever every time I come into the house. I have a good builder but if you are serious about that size my father can come down from the mountains and build you a local house. He built me a gazebo that is better than most local style homes.

    Been to Bogo. Been to Bantayan Island. You're right. Not very nice places.

    About building. If you hire a so called "builder", you will almost certainly pay much, much more than if you hire a crew and supervise the work yourself - regardless of the type of construction.

    Land prices in and around Valencia vary quite a bit. If you don't mind being off a paved road a ways, you might find something at P400 per sq. mtr. Maybe less if you're lucky. Prices go up from there to around P1,000 per sq. mtr. Small lots are hard to find because they sell quickly. Land in Siaton is probably much cheaper. I don't know.

    does any one recommend a good contractor for building a house . like some one who u give the design to and he brings his own buliding crew . and tells you estimated cost

    I can give you my contractor's name if you send me a private message. We are about 3 weeks away from moving into the house which was started in mid-May (ground clearing, etc). The contractors I talked with quoted p18,000 to 20,000 per sq mtr, depending on upgrades, etc. I took the contractors design and modified it to my liking, sort of a Bali style. I wll attach pictures

    Thanks Kdf, I can't really complain about anything except for my own cost underestimations but the builder's product is quality. My major challenge now is landscaping front and back. The carport is attached at the back of the house, I will teach my wife to drive going around the house and hope she doesn't crash into the house
