For current land pricing, I suggest you check with the BIR Office for zoning values. They can give you rough estimates (fyi: people usually charge thrice or four times the estimated govt. value, even without ANY improvements on their land) . I hope next time, comments would come from people who are even slightly knowledgeable regarding Dumaguete Real Estate.

 

Knowledge is in the eye of the beholder and sometimes the beerholder. Accuracy in pricing is when a sellers price is acceptable to a buyer and not the other way around! :D

 

Pictures of the land and surrounding area sure would help in bringing offers especially when others are offering land at 2,500p sqm., not to mean that all waterfront/beachfront land should sell at this price. Unless someone has money to burn.
