    Hi guys,

    Read this in Hukad Facebook tonight.. Mayor Remollo's plan on building a one-hectare underground parking beneath Quezon Park that is said to accommodate around 1,001 vehicles. What do you think of its viability?

    Didn't realize there were that many foreigners in the Duma area! Only those will be inclined to pay for the privilege of parking their vehicle, I cannot (for the life of me) see any Pinoy do that in this area. Walking to your car with your purchases? You must be joking!

    Let me just say that I would hope for the best for this project. Not sure I would trust the structure not to collapse..........

    One thing of concern would be flooding. I'm sure the US-based architect would take that into consideration....however, I am not so confident the city will maintain any such drainage solution and keep it free from all the trash that will most certainly be washed down and collected in that drainage system. Another issue I see would be security; A massive underground parking lot is a great place to do pretty much anything you please, especially at night....nobody would hear the screams. A CCTV system would need to be installed, maintained and monitored (lol) or non-sleepy security guards (another lol) posted 24/7.

    You give expats a lot of credit. Many 60-70 y/o men tend not to like walking too far in the heat/rain either and I've seen plenty of expats illegally/double parked in the city during a "quick stop" at a store. Also, I didn't see where the cost to park was listed to assume it would be too expensive for locals. Locals already pay for parking all throughout the city. 5 stops in downtown will cost you at least 25 pesos. I suspect many of them doing their shopping downtown choose one location to park and then walk to the different stores/businesses they need to. I doubt most are nearly as lazy as you led on in your post.

    I think a secured parking area would be a good idea, especially if they had plans on closing off the boulevard for foot traffic only (which would not do any favors for the traffic issue).

    There should be around 4 of somewhat smaller parking facilities in the city instead of one big one. A back draw of Dumaguete is, that the shops are spread thru the complete city. Probably it can work together with the monorail project as a sort of park and ride system. But I doubt that even one of these will be realized.

    Yes, if you go up the street from the proposed parking lot there already is underground parking across from the gymnasium. Not a soul uses it!

    There are a lot of concerns here, yes... but if we've thought of the possible problems, I think they've considered most of the basics to the most the critical ones. I've read the guys in the picture are big ones in urban planning and development, the other was part of design team who did an underground parking in San Francisco and the Palafox guy, co-owns Palafox Associates - (Architecture arm website is Palafox Architecture). Impressive portfolio, I would say.

    Anyway, I think the reasons why the mayor thought of doing it underground is to maintain the original city layout in that area since they are planning to convert the city hall into a museum, it's impossible to find a big vacant lot right at the heart of the city and that underground parking has been efficient in other countries which the mayor said have visited.

    I'm really hoping for the success of this project. We need it! Researched the background of the mayor, he was the one who led the development of Clark in Subic... Given the right people he implements it with, then there's a very high possibility of success here. :smile:

    Like so many things here in this Area it all depends on WHO owns the land, Crisky, if a new Mall can't' open because of a right of way issue to the Roof, what chance does this project stand, Great Pity in this day and age but it is what it is. :bag:

    Right... That's why they chose a government owned land or area where the city hall stands and the park.... I think the underground parking will run until the public market area... they said it's a hectare... :smile:
