    I would like to buy a peace of land under my wife her name, coz I know we as expads can't. Who have a good location with a good price?? should be in the area of dumaguete..

    Word of warning....make sure it is titled land with a right of way, if not on a road. Avoid Deed of Absolute sale transactions, unless you like a good challenge, and know a good lawyer. Good luck and caveat emptor!

    Agree. I don’t think I would ever buy land again because when a foreigner buys, people with fabricated adverse claims will mess with your title. Understand that there is no title insurance here as in America. I don’t understand the deed of absolute sale comment though since that is the document that will lead to ultimate issuance of your wife’s transfer certificate (deed).

    Let me say it better. Don't assume because someone gives you a Deed of Absolute Sale that you are good to go. It's when you take that to get the title you may find out the owner has never paid taxes on the land or that they are actually selling you a piece of property that has not been officially subdivided from a larger plot. Oh, and lets not forget about all the relative that have a claim, signing off. It only takes one to come out of the woodwork. It's no wonder they don't have title insurance in the Philippines.

    I have purchased land here and I know the drill. If one is so naive as to purchase land under those conditions, there is no hope for you. What you say about relatives is simply a repeat of what I said; this manifests as adverse claims on your titulo. They would have title insurance if the banks demanded it to make loans. However, land sales are mostly a cash business here.

    Make sure to have a real estate attorney involved to make sure everything is in order. Don't just take the land owner's word for it.

    The Attorney is not a fail safe solution either. Yes, you must have an Attorney. But not all are competent. Never hire an Attorney recommended by a real estate agent working for either side.

    If I can 'piggy-back' on this OP, as I think we are not seeking the same thing: Anyone knows where I can obtain a very small piece of land (anything considered, but about 50 square metres would be fine) which is elevated (but not by much), near a main highway and has clear views of the sea and islands. I am not intending to build on it.
