    Improved Land is going for 2K/sq meter. Full concrete fence with gate would be about 1 M. Land is highly desirable. View will help it sell but not worth paying for, to Filipino buyers. I might start at 7.8M or 160K US dollars.

    The Wife went out to check out the Sister In-law's lot yesterday in Dauin. Around 120M from the Highway with dirt road access. She bought 100m2 for 40,000 pesos (400php per M2) and has just had Water and Electricity connected. Most Lots sold were 200/250m2 each. The Wife asked the owner of the subdivision (who lives beside her Sister) if he had any lots available, and was told they sold like Hot Cakes, Wala! None left! Bargains can be had but you have to move quickly.

    Around Maluay/Malatapay area we are being offered small Lots for 1750php per M2, so Land is on the rise tripling in price here over the past 4 Years. (Mind you what they ask and get are two different stories...)

    Well with all that info I think I will be looking elsewhere, I am in Angeles now and it is getting to be like Manila, traffic out of control, airport having to change takeoff and landing directions due to winds, air traffic is growing daily. We have a lot of rental properties here now. Was just looking for someplace else to rest and relax but it sounds like you guys will be in the same boat soon so i will just keep on the lookout!!!!     Good luck finding an urbanized city in the Philippines without the exact same issues. If you find one please let me know.

    We have some places up north that are really nice, but not a lot of Engrish is spoken so that might be an issue when getting property’s but last year it was around 30 to 50 a square meter. But we were buying hectors...

    30 to 50 per square meter? Sounds like its out in the sticks. I also can't own property so that isn't something I take into consideration. But congrats on getting your Filipino citizenship.

    I always wondered how people can own than than 5000sqm (as per law this is the limit - might be a little more for agricultural land), but I meet a lot of people who own a lot more (some of course before the law this agrarian reform law was passed). There was a lot of fuzz about this Luisita case, which made people aware of it.

    Maybe someone on the forum knows about it....
