Looking for native style house builder, Valencia area

    Hello All,
    We have a overlooking lot in Sabang. Valencia that we would like to start developing.
    We are looking to build a small native style house, single story, lower walls- hollow block, upper walls- amacan, metal roof. .
    2 bdrms,.CR , open kitchen ,dining ,living area..... covered deck area...approx 65 to 75 sq.mtrs. with deck included in that size.
    Need septic tank and basic electrical/plumbing too.
    Do you know anyone with experience in a this style... not a custom or high end place

    I take it by the "We" you are married/in a relationship etc etc, if your other half is local, perhaps they or their family would know of a local carpenter whose in-laws/out-laws are laborers. Would be a cheaper option than employing a construction company, especially if you're not in a particular hurry.

    You are not proposing a cheap build. A concrete first floor, footings, septic, windows etc and then banging a wood frame second floor will not be cheap.. Remember..you get what you pay for, cheap is cheap for a reason.. Good luck with your build...

    To be fair, he didn't say he wanted something cheap. I would take the OP's post as meaning "simple," as in well within local expertise.

    But, in replying to the quoted post...

    As what @gerry_bc said, you get what you pay for.

    Consider proper market professional rates as pricing in risk. Driving a car without insurance is relatively cheap, but you're screwed if you get into an accident in which you're at fault. You might get lucky and get good value, but over the long term it's like playing in a casino. You can get lucky and hit a win right away and walk out a winner. If you stay, then you will lose over the long term.

    Cheap works best when you can constrain that risk. For example, it's a small job which is easy to recover from. Or you already know what you are doing and you can hire people to work from your expertise. In that case, you still aren't doing it "cheap" because you have to price in your time in managing the project. This time also carries the price of building that expertise.

    For example, I'm a web developer, but I can't save money by building my own web application. I can't even save money by going cheaper because I would eventually have to redo that work (cheap is good for a throw-away proof of concept.) One hour spent building my own application is one hour which I won't be billing out to a client.

    This is probably going overboard on this reply, but I see the subject regularly come up. Just get a reputable pro and downsize your plans.

    Thank you Dude.... simple design is the word.. not cheap, but very basic ..... Also I did not mention a second floor... the house will be about 43 sq.mtrs ( 460 sq.ft.) and the adjoining deck space around 28 sq. mts (305 sq.ft )...all under one roof as it is single level....

    What is your timeframe to start? We are having our 2nd house remodeled and have a good local contractor. You pick out and buy all the materials so you determine quality/cost. He has his subs for electrician and plumbing. We will be finished in about a month.
