    In total maybe but what about individual Rooms, if selling, the buyer would want to know each room size, then the problems start:biggrin: I mean what about your mammoth walk in closets, How Big?

    First and third floors are the same, second floor I would need a calculator, as for the closet (too big) and I don't mean water :roflmao:

    Foreigners cannot control land through a corporation, you are 100% correct. Any obvious attempt to do so will be ruled in violation of the Constitution. The only thing they can is invest in a corporation as a minority holder and profit from the investments made by the majority Filipino shareholders. If they play “games” by giving shares to Filipino relatives or associates that they trust, this can work in theory until they get caught at trying to skirt the law. On a smaller scale, a Filipino spouse can own the property that you share in the marriage as marital property...inside the marriage. Externally you have no control and your signature means little or nothing when you sign as spouse. You can inherit the land, which is probably the only way a foreigner can theoretically own land here but that would be unplanned and I’m not even sure if the foreigner is allowed to keep it for very long after inheriting.

    Can I reword that to say that foreigners may own 40% of the controlling shares? Filipino citizens must own 60% of controlling (voting) shares?

    They have been selling condos for that marina since I arrived in July 2017. Two years later, I still see them selling condo’s at the mall. Have they poured any concrete yet?

    It is Futura by Filinvest, project name Marina Spacial near the port on Dumaguete Bay. I think I did see a picture of some construction but the website still shows Artists Illustrations. Prices go from 2.8m to 8.2m. Filinvest is a big name but I would check them out thoroughly before buying.

    Do you live in Dumaguete ? If yes, it is about time you take a little tour in the city again. Yes, the concrete has been poured as you call it. In other words the first building of Marina Spatial project is finished.

    Great. Yeah I live close to Dumaguete and occasionally go to the port where this project is located; guess I didn’t notice it. Will check it out next time I am in the area. Looks like some sales and renting activity when I googled it.
