    This thread could use an update as rental prices and general cost of living has changed... but pensions have not :smile:
    currently paying 20,000 for a 2 bedroom in Dumaguete which is average for a decent 2 to 3 bedroom now..

    There is a lot of building going on in Daro. New 2 bedroom units 15K - 18K. Unfurnished with aircon. Mostly quadplexes.

    No links. This is Dumaguete. Filipinos here do not use the Internet like foreigners in other countries. There is a little advertising on FB but it is an unorganized mess. You are best renting a scooter or a tricycle cab for the day and riding around the neighborhoods.

    Because most Filipinos do not use the Internet for advertising rentals, many foreigners pay an exorbitant rent for the few properties that are advertised on the Internet. The best option is to rent weekly for a short period while looking for a better long term option. Dumaguete Studio Apartments offers short term. They are a distance from the city and it sometimes stinks there because of the proximity to the dump. Avoid Freedom apartments next door. They have the same issues with the stink and the distance and they want you to sign a long term contract. You can find a better deal closer to Dumaguete or Valencia. Remember the three most important things about real estate are location, location, location.

    Perhaps the 4th is the landlord - some are sh*te and I met one of them. Before taking on a place be sure to see the Contract (the landlord I referred to gave us one 8 months after we moved in) and be sure you are not held responsible for ALL repairs (I have heard of landlord who would not pay for repair to a burst water pipe leading into the house and left a family with kids without any water for several days until he then evicted them at very short notice). All the things this landlord did to his tenants were morally and legally wrong - but he seemed to have 'connections' and everyone was scared to do anything and legal advice was that you might win but it could take years!

    If equipment is included check that it will not be removed and replaced with older equipment just before you move in (a favourite ploy of some landlords).

    Some landlords are great but if you get a bad one you will stuck with it for a year - and perhaps struggle to get your deposit back at the end.

    This gets you into the game with real estate agents.
    Like I said: "many foreigners pay an exorbitant rent for the few properties that are advertised on the Internet."

    It was quite helpful to me when I started out, to get an idea of what is around. The stipulated price is not necessarily the price you also close with. Negotiation comes into play.
