Suggestion What would you expect to be in a Semi furnished house

    Hi ya
    Have been looking at rentals and would like to know what I should expect to be in a Semi furnished 2 bedrooms, small ish house?

    Ref, and maybe stove top, bed, bamboo sala set, and one real corny picture ont he wall.

    They usually indicate in their rental ads what furniture they are leaving you with. Having said that, it is usually bed, kitchen table and chairs and maybe a sofa unless indicated otherwise.

    In the Philippines expect NOTHING. Just try to get the best you can but everything has its own rules.

    But I can say that putting up curtain rods is a drag, so it is good if the property has them fitted - the curtains, if present, may be very thin and you may wish to use your own. Apart from keeping nosey neighbours from seeing everything, good curtains will reduce the sun's rays and reduce air-con use.

    I would be pleased if the property had a fridge/freezer, sala set, dining table and chairs, beds (may not have mattresses) and wardrobes (usually fitted, but may have wonky doors).

    It might have a gas ring but unlikely to have a cooker.

    Aircons are often owned by the renter and so you may just have the holes for them.

    Eventually, as I found, you accumulate so many things to fill in the gaps from renting different properties that you end up owning almost all the items you need - I always wanted to rent furnished but now have my own fridge/freezer, cooker, split aircon, sala set, dining set, curtains plus many storage units. I have so far avoided buying beds (but have the mattresses) and wardrobes.

    No hard and fast rules, but you will find out when you go to have a look. I suggest you take inventory and photos when you move in. Getting your bond back can sometimes be an ordeal unless you can prove that was the way it was when you moved in.

    We can have all the photos we want, but if they wish to keep the deposit they will find plenty of ways (Robin Hood being well known here).

    I have heard of: I will give it to you when I get it from the next tenant; I used it to pay for replacing all the light bulbs as they were not mine (this tenant actually removed all the (inadequate) bulbs as soon as moving in, stored them, put the original bulbs back in when leaving!); the water pipe outside the house broke so I used your deposit to repair it; you did not clean the house so I took 15,000 to pay the cleaners (hmm... paid the cleaner about P300). No photos could solve any of those, but they could be useful in claims for damage that pre-existed.

    The one fact newbies need to understand is that any legal rights they might have in any situation are negated by the time it would take to enforce them in the Courts - and with no certainty they would win (Filipino v foreigner = Pacquiao against me!).

    I have rented 5 properties here and had a partial. and wrong, loss with 1 only - so guess I am lucky.

    Be nice if there was a data base of rentals and landlords and the experiences that former renters had ... I have had 1 bad experience in 3 rentals and now scrutinize the landlord as closely as I do the property.

    One thought, if you find a place in the perfect price range, sometimes you can negotiate "additional" items. We did it and got the landlord to split the cost if we agreed to leave it when we left. Sometimes it pencils out perfectly.
