My go-to lawyer for real estate issues would be Atty. Dirkie Palma near Chin Loong Restaurant. He knows the Register of Deeds people and the Tax people. He gets it done for me.
You don't mention sub-division, so I don't think the other linked posting would be useful. I personally would not touch a sub-divide in this country. Also watch out for DENR, they are stooges for the politicians and only the BIR is more corrupt. And EVERYTHING takes time, like getting deeds from the Registry of Deeds. For our real estate / lease / purchase work, we swear by Ruperto Ruperto-Teves Ruperto Law Offices at west portal. Father, son, and daughter Rica. Experts at all things real estate, tenant-landlord, land purchase, and Usufruct. If you don't know what that is, and you are a foreigner, you are not talking to the right attorney...... Not sure about visa work, but I'm sure they know the law.
What you consider a COMPLEX VISA ISSUE, best stick your head into the immigration office, and see if you can speak to Peter it might not be so complex (quiet possible an easy fix, Filipino solution) as for your lease problem, wont comment on that
Thank you, folks! I get it that as an 8-year guest here I haven't a chance to prevail in a real estate lease lawsuit against a sympathetic citizen defendant. I will n ot try! I do want wise experienced counsel. I need to decide if, when and which visa to downgrade to from a 5+ year permanent resident visa. It contains problems and perhaps a fatal flaw. I am will start tomorrow calling/seeing the recommendations above. I will have a short written list of details of my problems.
