    Current restrictions would make it quite difficult if not impossible to travel here, as has already been mentioned. If and when you can travel here to research your options, I would concentrate on the places south of Dumaguete (Bacong, Dauin, Zamboanguita), or even the neighbouring small island of Siquijor if being near the beach is an essential priority. Dumaguete doesn't have much of an attractive beach, further south it's better, Siquijor has some really nice beaches, and the ferry to Dumaguete takes only an hour for the occasional shopping trip.

    Some of these threads get twisted into other areas like Forbes magazine articles and other issues. You can rent a good place for 20-22k; you know the drill having been here for 10+ years. I am not sure about agricultural land in this area. We find it to be very pleasant and we are very content here, living in nearby Valencia which is a place you may wish to consider. Hope you can make it for a visit; definitely check the surrounding smaller towns like Valencia, Bacong and Dauin where you can rent a place near to the beach. Good luck; this is a great part of the Philippines and the local people are very friendly.

    Only TWO postings mentioned Taal. If people feel their replies to requests for help are not appreciated then it may be they will not offer that help in the future.

    Foreigners who prefer to live near the beach are usually settled somewhere south, mostly in Dauin where you can find several resorts owned by expats. I understand that you're looking for a place that is far from the city----you might also look around a place called Valencia, known as the little Baguio in the province. Going north, I think Amlan is one quaint place that hasn't been fully explored. Still up north, there are a few expats who are settled in Sibulan, where you can find agricultural areas that are up for sale. But you have to be careful in choosing your place of settlement.There are areas here that have peace-and-order issues and places where people are known for certain odd traits. It is good to ask around before diving in.

    I don't see it on this thread, but i know it's been said before, you should rent for a year or so before buying. And not sure what your thoughts on "global warming," (i don't care, just sayin), but if you believe waters will rise (like "king tides" in hawaii), then move back from the beach.

    I agree that buying on the beach may have future problems - many of us may have long been gone but our families may still be in occupation. But nothing compared with coastal cities worldwide, almost all of which may be under water IF the worst case scenario plays out for global warming.
