New Boulevard

Has anyone information on the newly planned Boulevard? I saw a video somewhere from a construction company showing massive development that will make it look like one big condo shopping complex.

 

I heard that this new island of buildings will not be along the existing commercial boulevard area. It will start on the other side of the pier and extend south along the area by Lantaw and going towards the airport, the area where all the new construction and restaurants are happening now. Still, I think it's a pretty bad idea, a lot of fishing goes on in that area.

I read Looc to Bantayan PLUS Tinago to Banilad (174 hectares) It will put the Marina Spatial a bit further from the sea but if the reclamation includes a Marina then it justifies the name of that development and could rocket prices for MS (the yachts will probably be bigger than the apartments!).

 

I heard that after the new Bacong Airport opens with the new Burger King the next Burger King planned is in the new boulevard development. Meaning we are going to have to wait at least 30 years for the first one to open..

 

I am not a real estate expert but i think reclaiming land from the sea must be very expensive, i have seen this kind of thing done when i lived in Singapore and Dubai, i have no idea how much they spent on the reclamation process alone (before the actual building) but both of these were small countries and did not have much other options.
Just north or south of Dumaguete there are huge areas of coastline with not much on it and am sure could be bought cheaper than reclaiming from the sea.
Whatever happens i hope they don't employ the same architects, engineers or designers responsible for the half built building just south of Starbucks which is quite far from the sea but apparently had a problem with sea water flooding the foundations.

 

The mayor says it will provide much needed employment in Dumaguete..I guess he doesn't understand that this kind of project doesn't hire hundreds of ditch diggers and unskilled labor.. This is chinese money behind this project and i am sure will be done by chinese architects and contractors.. From what i have seen it seems the roads going into and out of this project are not included.. Politicians already counting their money but in the end this fiasco will cost Filipino's billions.

 

Maybe not quite that long since the diversion road isbeing built now and people are being bought out for their land. At 400 peso per sqm from what I have been told. Construction to start within a year.

 

Is that 'diversionary road' or 'new outdoor shopping mall'?

 

Silliman University is opposed to the project.
