    Hey everyone,
    Anyone have a REAL realtor that they have had a good experiance with or familiar with realestate companies? I'm not looking to put a tarpaline in the sari-sari store nor paint a FOR SALE sign on a peice of plywood outside. This is not an emergency rush to sell, and while I can speculate that the market is slower than a snake in winter, it is something else to talk to someone in the industry. I am just looking to get a feel for how the current market is for sellers.
    Any websites or leads are appriciated.

    My experience with realtors in the Philippines is that most are not bothered to reply to emails. But you will get a reply from this one https://philippine-islandproperties.com (connected to the owner of this site*) and from Jake Lacson - jtlacson97@gmail.com.

    I am not disparaging any other Realtor locally as I don't know them all - but getting one reply is a struggle and getting a follow up if you make further enquiries is extremely difficult. If you want to sell then you need a Realtor who will make the effort for you (selling can be a long process). This site also takes Classifieds for property.

    * Clarification: I used "connected to" as I am not aware how ownership of the Realtor business and other businesses (including this site) are structured or related.

    That website is not connected with DI. When I moved here 11 years ago I used that site to find my current landlord. The owner of this site (and DPX) didn't arrive here for another 5 years or so.

    Island Properties was responsive for me and did reply to emails though. I can't speak on their real estate side of the house.

    I think I might have been correct (note: I am avoiding saying you are not :smile: ) as this is the name of that website 'PhilX' and the email they give is shirley-website@philx.ph.

    There is a similar named site https://islandsproperties.com (I think the one you used 11 years ago but different from https://philippine-islandproperties.com) but I stick to my two recommendations for Realtors I know of and am impressed by.

    Btw, in my posting I named those I know are good but avoided stating anyone I have used and did not find very good as that maybe detrimental to their business but based on only one experience.

    I agree, Jake (Lacson) is one of very few professional realtors in the market here, he helped us find our first rental in the area.
    Many many would-be "agents" operate here, who are just interested in making a quick buck. Al they do is try to locate a house that's for sale (many through facebook "marketplace") and then find out who owns it through whatever means.
    That leads to the same house being offered through a whole bunch of different agents (who were presumably never hired by the owner). Most of these agents know nothing about houses or market; they're only after a commission.

    This explains a few things, and why we would want to deal with brokers only. I have seen listings that specify no agents and have seen the same property on multiple sites. Yestetday I even found the one I am living on now with the "before" pics. There has been lots of progress since then.

    Being after a commission is not so bad - but never bothering to reply to someone showing interest makes the whole thing pointless. No country will progress until it learns how to go forwards.

    I have rented a property (through a good realtor) where all the photos were very old - my wife was very reluctant to view on the basis of the photos but I wanted us to and there were so many changes we saw when we did view (scruffy outbuildings demolished, new fencing, redecoration) that we rented it. When we left 2 years later the same old photos were put on the site advertising it for rent again.

    That was shocking because when the Realtor showed us around he took lots of photos of how it looked then! Every month on his books meant a loss to the owner but eventually HE would get all his commission.
