Does that mean you pay for them (as a non-fixed addition to labour costs) or also have to go and procure them yourself?

We'll get a material list and we go and procure ourselves.

    I don't know.
Shawn, it must be around 4yrs since you started to post of your then new build, I would suggest that material costs have gone up by more than 100% since that time? 20 months ago I was buying 10mm rebar at P135 per length, from the same supplier it is now P225 also in that same time Cement has gone up P30.

Yes...I was quite surprised how much materials have gone up but the exchange rate is much better than when we first built the house 6 years ag0. Not sure if it evens out or not, but definitely spending more on the renovation that I initially thought.

Took awhile to get the glass for the windows and doors in; everything is basically done. The wife did decide to re-paint the exterior of the house and fence so a little bit left on the fence.

Very nice! Is that pressure tank or reservoir on third floor? I'm curious how your water system is plumbed. Is it city water that you pump up to the third floor for pressure or do you have a well. How hot does the water usually come out of the system since it's stored above ground?
