I have has some pretty good success and interesting finishes using watered down grout and then sealing it in with Liquid Tile , Penetrating sealer (Davies) brand . clear...

For my Money do NOT use polyurethane based stuff it discolours and Cracks
Oil base is what I would recommend as it has Give
