    Must be at good price; value for the money, FULLY furnished, under 10k/month suitable for two people.
    (we have no kids) over 2 years at our present place, must have good; honest management for long term rental. Within
    20 min of Dumaguete, not Valencia (till they fix the roads.) This is for an owner who appreciates
    responsible renters who rent for the long haul. Will also consider other cities, Cebu, etc. WIll give extra commission
    to any finder that results in a rental.

    The Apartment advertised in (Rental Properties) next to Mia's in Agan-An Sibulan, is 10K per month and has a very good and honest landlord, but not furnished.

    The term furnished here is way different than what an expat might expect.. ie a wood rack for a mattress..a thrown together rough table and two rickey chairs doesnt mean the expectations of many. Even a old bamboo living room set wouldnt put you out many peso..

    I noted about a 1-2000 peso jump on rental costs here than Bacolod and up to 4000 more than Roxas City..with Ilo Ilo being in the middle so I dont know what 10k gets you from where you reside these days

    I looked at one with a friend once for 10k ..it was tucked away up inside of Valencia..and it was tiny..I mean tiny.. with little to no furnishings as stated above..there wasnt room for his meager already purchased items..did I mention tiny?? one room they called a bedroom was no more than a closet..ie you could NOT place a single size foam bed pad on the floor flat. That was about 10 months ago

    Also looked at a ok place for 14k..no furnishings..BUT they wanted a full years rent signed over to them in 12 postdated checks and other stuff I couldnt deal with, So its not always the place..the place can be nice but the landlady..or water.or electric or the next 10 things on the list can be the Horror of a lifetime.. Good Luck..There are most likely some really nice decent places that are rentals..but will they surface when you are looking? Hard to say..Good ones stay rented di ba??

    I agree with your post, but these Apartments are around 7 years old and the price has never gone up. I'm not an agent or attempting to make 1 peso, just helping a friend who is very fair and honest.

    Ron...Just to be clear.. I didnt think about your post when I posted..just that I have moved around some in the RP and that cost of living is different city to city..island to island. I am thinking this will be his first time move

    My impressions are different

    I have not been to Bacolod so this is based on extensive searching online and in the newspaper. I found the prices there for furnished places to be about the same, possibly slightly lower than Dumaguete. The prices I found in Iiloilo were considerably cheaper than most other cities I have searched, but then I found what I think is the reason-the prices for electricity in Iiloilo are the most expensive in the entire Country including Manila.

    Honestly, I don't see where these landlords get off asking the prices they are here. There are vacancies EVERYWHERE you look, and many of these places stay empty for months. Some of these landlords have so much money they don't care if they rent the place or not. The most important thing is the attitude of the landlord. If he's not willing to work with you, do not rent from him/her, that's my experience. It's the same in other countries too. But in my home country they have rental laws the landlords must follow. Here they have nothing.

    Quezon City is cheap, but I read it's quite congested and polluted? Just my opinion (whose else can I have), YMMV.

    Most larger cities in the Philippines are congested and polluted. It's just the way the Philippines is, Dumaguete being no exception. For a 2 bedroom apartment in Dumaguete you should expect to pay 8-12k as a foreigner. I have yet to see an apartment worth more than that. If you live in the city and choose a western style apartment or house you should expect much higher electricity prices as you will have to run AC because it will be unbearably hot as there is little air flow that will go through those houses. Choosing a house/apartment with the shutter style windows will save you a small fortune.

    If you are looking online expect to find the long nose tax attached to the rent. The long nose tax ranges from a 50-100% markup (sometimes even more). If this is unacceptable then you might want to find another country because there is nothing you can do about it, it applies to more than just rental prices and it is not about to change anytime soon.

    Check out Bais, I make the trip 45mins to Downtown Duma, and i have an amazing place 3 meters from the sea all at a very reasonable price...rentals were going from 3-4k per month and ARE NICE but I chose to purchase. (Wanted to do my own development)
