    Looks like I am going to have to sell my house and land within the year...very very soon. Can anyone recommend a good and HONEST realtor to handle everything?

    Let me start by saying if you get 3 guys in a conversation you very well could come back with 4 opinions..
    Then allow me to say I do NOT KNOW a honest realtor.

    But maybe two pieces of advice that might help just the same..

    The first one might be incorrect but here it is just the same. ANY and all contracts that two people enter into in the Philippines..signed and witnessed is IRON CLAD.. There are no buyers remorse clauses here to my knowledge. There fore if you are savvy enough to write your own papers for the realtor to sign about how he brokers your deal. AND you write how you want the whole deal to be handled then you probably can make sure you get what you want. Im sure someone has had enough dealings around here to point you to someone decent but it would be good to know what your doing before hand.

    The other piece of info..and I dont know your circumstance or your view in this. Most guys..when they say they want to sell FAST..They are usually done with dealing with the Philippines..and want to leave it behind forever. Then they look at thier investment and what all the other people are charging for thier properties..and they just over price it..They price themselves out of the SELLING range..not necessarily out of the ASKING range. You see it with everything..cars rentals..homes ..you name it. It becomes pretty apparent that people that own rental properties dont care if it sits empty and not rented for years at a time. Their want want they want..

    Kind of nice house around the corner from me..Here all the water is pretty bad pressure. They had buc buc problems but the layout was nice and the foreign builder of course overbuilt for the community and location and now he wants his money out of it.. Aint happening.. Cant rent it..and cant sell it.

    I rented a nice home built by a Brit ( money ) not skilled.. it was very nice on the outside and large..and he asked too much for the rent but it was nice and I wanted my wife to be happy so I said ok..He liked knowing me. Three months into the rental and things started falling apart.. They were in England and the repair guys pulled out pipe that was rusted through underground !!.. Now this house was seven years old..So after I dealt with all the crap of fixing what had broken so far ( and sat waiting for the other shoe to drop ) it came time to renew.. I asked for a drop in rent..about 15%.. They said no way.and so I left.. That house sat for 9 months without being rented as most the expats and others who had the money know what I had to deal with.. So it finally got rented for half what I was paying. That was a bit long winded.as is my nature I suppose as I try to be complete but just wanted to relate the story about wanting out of your investment what you put it. Its pretty much impossible I think ..for the average guy.

    Thank you for that. Yes, we must return permanently to the states. Looking at a bundle thing with the house and car...will lose money in the end, I know. But no choice.

    Just my thought on the matter, I would separate the house and car as I think it's plenty to ask someone to like your house enough to buy it without having to ask them to like your house AND car choice.

    I would however offer any of the house buyers a good deal on the car. I would be trying to sell the car separately. I would also check into how much I would lose selling it wholesale. It would gall me too but everyone should expect to take a beating on a car bought new and as bad as it is, it might be better to have half your problem solved. If the car isn't driven, how long will it take it to rot if it's sitting?

    I would advertise it and sell it myself before I used a "realtor" here.

    If you want to sell it "soon" price it accordingly.

    i second that, i sold a house in Bacolod, had those dam brokers come in and try rip me, they wanted to over charge so they get the overcharge plus the commision, i put out a 6ft by 3ft banner with my email and phone numbers, sold it my self even though the brokers were trying

    I have done several transactions with attorney Rilt Dorado (near Bogart's) . I agree to sell it yourself, but recommend you take your papers to him and have him be the lawyer for your end.
    The reason I say this is that he is also a surveyor and can explain properly the title and easements etc to any potential buyer. This way you are not negotiating with the buyers lawyer who will only try and screw you.

    Redneck , the other fella's are offering good advice here , in regards to forget the realtor or broker , because they just simply get too greedy at the expense of the potential buyer and also the seller having to hang around for years to get nibbles at their inflated price.

    eg; the land we looked at recently was P2.5 million through the broker , we rang the owner direct and was told by them that they want P1.7 million , it had been for sale for 2 years with the broker , I wonder why? The broker was trying to get 30% of the sale of the property , which is just insane , over 10 times what they should be operating at , just using everybody else's money to make more money than everybody else .
