Just seeking guidance from the experts. We're retiring soonish....no particular date but probably within the next year. We have a nice collection of lots in an upmarket subdivision near Bacolod....It would do - but I don't feel like putting $200k, or more, into a house there that would 'fit in'. We'll likely sell the lots. Would hate to croak there and have our kids trying to navigate the Philippine system to get that part of their inheritance. We both have moderate health issues that aren't dire, but have the long-term potential to cut short our stay there. Just wondering what a 3-4 bedroom house with a good size lot, say around a thousand sqm...would rent for in Dumagueste area. Our preferred location would be Valencia...I'm thinking 25-30k a month for a western standard home on a big lot. Correct me if I'm wrong....and thanks for the advice. Also, good size veggie gardening (say 200 sqm), keeping a few egg-laying hens, a dog or two, is pretty much our standard way of life....Is that a problem with rentals there?

We have been looking for rental property also and it has been quite the chore. I believe what you are looking for is possible but it may take some looking to find it. Most of the units for rent are not posted on line, just a small FOR RENT sign on the property with a phone number that hopefully someone will answer. We have made many calls and many are not answered even after trying for several days. I would recommend renting an apartment for a month while you are looking.
    Good luck to ya.

There are so many 'For Rent' signs everywhere. None of them are clear about what builidng is for rent or how much they are asking and most of the units are already rented when you do manage to contact the correct person. My best guess is that the signs are left up due to 1. Laziness and 2. Maybe there will be a vacancy when someone manages to reach them and 3. Discourage people from building more rentals because there are already so many. What, you don't believe? Just look at all the 'for rent' signs.

Lastly, most of the places for rent at a good price are either already taken or very small units or just crap places. I wish you the best of luck.

you might try ayosdito.com. Usually a few good ones there. That size lot might be hard to find though. my wife and I just gave up and bought a small house at a decent price and we are renovating slowly. Then we will sell if we decide to go somewhere else. Not hard to sell a place if you don't invest too much and you don't get greedy. We only have 450 sq mtrs but it enough for a garden, pets and a yard to sit in. Besides no landlord to tell us what we can and can't do. Good luck to you.
