Well, here is the first post in the classifieds, even though I don't need anything, or want anything.

Many people are looking for house and lot, beachhouse and lot, rental property etc.

I know this would be a chore for the person involved, but could someone go to the Why Not, and copy the houses and realestate information, and post it here? It may make someone's move to Dumaguete much easier.

Anyway, just a thought.

Whenever we look at properties for sale in Dumaguete or Negros Oriental, we usually just go to this website to see what's out in the market: Beautiful Properties Philippines: Real Estate For Sale / Rent - Houses, Lots, Beachfronts, Islands.... They usually have a lot of property listings there. Just click the property listings by property location and then click Dumaguete or Negros Oriental.

 

This site has many nice properties posted ,and it will give you ideas what’s around Dumaguete , an interesting site. However, properties posted on this islandproperties.com conclusively are overpriced .We knew that because we had been looking at some properties in 2004,and it so happened we looked at the same property posted in this website ,but not through their dealership. That was with the kind help of a cousin living in Bacong (not a land dealer ) and it was miles big difference in price when directly dealing with the owner. The pictures posted sometimes can be illusive , than when you visit and see the properties for yourself. We looked at few other properties (not posted in the island properties website) and settled for two adjacent ones from different ownership ,then again these were direct purchase from the land owners. We cut the middlemen out , instead we saved for ourselves more than a M pesos for the middlemen to enjoy.
I have nothing against these middlemen, they are just like us trying to make a living too . But what we did was like buying factory price.

Sorry middlemen not your time yet.:p

Anyway ,my uncle sorted out all the documents for us (he’s a lawyer) and everything went smoothly,he didn’t even set a price for his service to us,just saying it’s all up to me.
The odd pinoy way when dealing with a relative, he just felt awkward to say the price ,but ofcourse every pinoys knew this . :D ... nothing comes free these days.

So many properties available in Dumaguete not even posted in those sites,it's only the way of finding them . There's no organized property agencies you can visit and chat conveniently on the high street. There's few online property sites and that's it ,so awkward.They are even hard to connect with,they hardly answer emails.

Perhaps ones immediate contact is the local middleman ,in this you can't get away from them,and they tour you around among several properties you might be interested in. Especially on well sought out areas , they come pricey. Perhaps it's worth the price in those areas. Property prices are continually going up and if you own a piece , it’s somehow a worthwhile investment .

 

Thanks for the information pickled newt, I have been looking at ISLAND PROPERTIES.COM and it is a good site but as you said prices seem to be very much inflated.
I think people put a much higher price on the property and if they get lucky and sell it then they are the winner.
Also can anyone tell me why it seems that a lot of the houses for sale have furniture included in the sale?

 

Of course the prices in the website are very much inflated because the real estate market in Dumaguete is not as good as it is in Manila or any other bigger cities for that matter. Plus, if you put a property in the market, they don't sell like pancakes. The more they stay in the market, the more you spend for the upkeep and all that extra stuff. However, I do think that it's still a good place to look at properties. For one, if somebody offers you a "good deal" on a piece of property, you will have a basis as to how "good" the deal is:D It may be as overpriced as the ones posted online As for your question, Baz, I have a guess as to why they sell the houses furnished. Most of them are leaving the country permanently so they leave the furniture behind. Or maybe, they just don't like their furniture:D

 

Hi Sheelah, I think all the prices on ISLAND PROPERTIES.COM are over priced not just in DUMAGUETE.
If someone is serious about selling there property I think it would be better if they advertised a TRUE price as most people are not stupid. If a TRUE price was given I think that the property would SELL like pancakes as there are many customers looking at buying.
I think that most people on this site are looking at selling 2 foriegners and so they go for the big kill and offer properties for sale at stupid inflated prices.I think you know that there are 2 prices in THE PHILIPPINES, 1 for the locals and another price for the foriegners.
Yes I was thinking that the people offering properties furnished must be moving overseas or a distance that would make it not cost effective to take the funiture with them.
I am looking to buy property so that my FILIPINA wife and I can return to the PHILIPPINES and live, we feel the people and the life style is the best in the world but we like everyone are also looking for a fair price.
