    just to let you know, I looked at the land prices for santander cebu on the website out of curiosity and prices are quite a bit higher than what the going rate is - we sold 2 beachfront lots for 600 peso per squre meter and at a fair profit - and inland is a lot less of course - the properties on that site are over 1000 per square meter - what we call here the fantasy price
    I realize that is the going rate over in the dumagute area - either that or our connections there aren't very good... we have a few more lots for sale - one more oceanfront a couple inland .... we are also considering building small homes and leasing the house /lot for 25 / 50 years to people retiring here without a filipino spouse - they move into a house hassle free and we make a small profit and get the land back after the lease is over ...

    That is what we are looking into as well doing up the property and building few houses or apartment units , with a more spacious garden and possibly equipped with a swimming pool . It’s a long term plan though as we aren’t there and barely would be in Dumaguete .When it comes as planned that will be eyeing for longer term rental mainly targeting expats/ tourists who like to stay for some length of time in the area .
    Apart from that I am personally interested with the idea of a student house too, considering Dumaguete is a student town , population is increasing , student houses would never go empty if it is in the right location .
    Dumaguete will always attract students from everywhere . I think that would be another good investment .

    Possibly to look for a land for sale with already a house in it but needing renovation and nearer any of the major universities around Dumaguete. Might well be also worth looking into foreclosed properties when we get back this year , if there’s any stroke of luck .

    Santander / liloan seaside is pretty with white sandy beach . I have only seen it from pictures though .If you soon have house properties and even alone with your existing resort in the area, then setting up a particular website is the best idea ,to increase chances of the number of people finding your site . Who knows we might pop in your resort for few days sometime,as we haven’t been around Santander but ever curious about the area and perhaps taking a boat for a day to Sumilon island.

    we are in town every summer (june 20 until Aug 1). over christmas and sometimes easter - the resort runs OK when we are not there though
    I like it in Liloan - the only inconvienence is the lack of nightlife - the 5 peso karaoke machines close at 10 pm - the last pumpboat from dumaguete is at 530pm and the last Tampi ferry at 11 pm - just when things have gotten started in dumaguete

    But then it’s easy and quick to cross to Dumaguete for night life then back again to liloan by earliest pump boat.

    yea, but I can only do that if I'm with my wife -
    ...if I try that without her she'd be waiting at the dock with a bolo!

    looking for a property?

    For those of you looking for a property here, I guess it would help if you mentioned in particular what kind of property you're looking for, beachside countryside or within the city and how big more or less, and also your budget... maybe we can help recommend some sites. :wink:

    The best method for finding a place to buy is to rent an apartment in the area you like and start walking and talking to the folks around town.

    This forum is great!! I am looking into a bachelor studio with Island Properties.
    I am coming to visit April and found this website great for rentals i am not sure about purchase
