Question lot SQM average prices

    Hey guys, looking for a few tips on empty lot sqm prices in dumaguete, sibulan, valencia, and bacong areas. Not on the beach as I know those really are whatever the owner demands (well kinda the same as the rest as well but whatever).

    Asking as I may be looking to find a lot in the future but last I looked a few years ago prices seemed to vary from 250 sqm to 600php sqm. But seeing a few out in Bacong for instance wanting 800php+ sqm and sounding pretty ridiculous to me. Wanting to see if I'm just behind on the times or really just greedy people.

    I would think it really depends on the individual lot in question. There are a lot of variables to consider. I've never considered buying land in the Philippines so I can't even give an estimate.

    Maybe you are indeed behind times. Using Bacong as an example, if you want a lot close to the highway you will pay 1200-1500 smtr. If you go up a bad dirt road and away from the highway you will find 300-899, depending how far away. A friend in San Miguel Bacong has lots for sale at 2000 smtr close to but not on the beach. I heard Balugo Valencia lots are also at 2000.
    Characteristics to look for, besides distance from the highway and Dumaguete are paved road, primary power, water, TV-internet service, right-aways, and of course clean title.

    I'd suggest you may be a bit "behind the times".....sorry! Look in the "Properties For Sale" right here on DI for some prices. Why do you only consider going south? North of Dumaguete is less expensive than the south, and we have barangays, sitios that are up in the mountains as well- same as Valencia!
    I have a lot of 2333sq,m for sale in Amlan at ONLY P550 psq.m. Direct road frontage, drinkable city water, electric, SAT TV connections, cooler, as it's on Silab Rd., which is going up into the mountains. This lot has excellent views of the Tanon Straight, Cebu Island, Negros Oriental coast line up to Bais, lovely mountain views to the opposite ( south ) side, rusteling sugar cane fields elsewhere. Surrounded by good, honest FRIENDLY, happy neighbors! Don

    Look in oxl.ph and islandsproperties.com,this willgive you a better idea regarding prices. First decide where you want to live. Then take into consideration school, travelling, shopping, electricity, water, cellphone signal, cable tv and internet etc.etc. Don't take anything, anybody tells you at face value, always double check. Don't let your partner talk you into buying family land, buy what you want, where you want. Talk to other members here regarding trustworthy lawyers, as they are as rare as hens teeth.

    Thanks guys. Looks like indeed I am a bit behind in the times. I tend to avoid looking at prices online as meaning market rate as some of those sites like island properties I looked at 6+ years ago and found some massively overprices same as usually finding rentals online massively overpriced and looking to just catch the unknowing foreigner as that is usually who looks online.

    In regards to why not looking north mainly due to lack of halfway decent internet service which is barely touching Sibulan and not heading past with no plans in the near future of it extending that direction.

    Next question then I suppose. Anyone suggest a way for a foreigner with his partner (not wife but been together years and well trusted) to get financing without a major DP? I think Camella may do a bit but unless in the last couple of years they changed things up from the Camella I knew a few years back I would never touch one of their properties for various reasons.

    On the subject of camella I noticed the so called bypass route from isugan,bacong-junob there is a new camella site on the side of the road. A few tents with lots of advertising and just one guy sat there all day.

    Was that the one that the locals were causing some stink about recently concerning having right of way and hurting the local farming community?

    Yes, it would appear that the DAR will not Change the usage from AG To RES so that would push the prices high and bring in a Bigger Tax Bill To Boot.
