Can anyone recommend an attorney who can be trusted to untangle a spider web of nearly every problem possible, I think. I have a second house on a subdivision that itself has problems and two generations of estate and property taxes not paid. We foolishly spent a lot of money so far using local "experts" with little progress.

Could the local "expert" possibly have the name Earl? I had the same problem, but with 3 generations of estate and property taxes. I would suggest you drop by and talk to Rilt Dorado. He is a lawyer and surveyor. His office is next to Bogarts Bar.
My wife and I have done a lot of real estate title work in Dumaguete. We've bought and sold 87 properties so far. Many consider us experts on problem real estate deals. If you bring all your papers to Dumaguete Studio Apartments in Candau-ay and ask for David Williams, I give you 45 minutes of free advice and recommend an honest attorney. But I need to see every document you have so don't leave anything out. You should also go to the Register of Deeds in Dumaguete and request a paper copy of EVERYTHING they have in the file for the particular lot number and location. These deals can be nightmares but some of them can be cleaned up quickly as long as no one gets cheated. David Williams
