    it only one hundred kilometers.. but it takes an hour and a half minimum... ceres..

    What I have learned from the NPA. You don't cause problems and leave them alone and they leave you alone. Have traveled the mountains on my motorbike over the past six years and have never ever had a problem with the NPA.

    I went to Bayawan very recently by Ceres and the driver put his foot down .... still took 2 hrs 15 mins from Dumaguete's Ceres Terminal.

    Lovely place Bayawan: CL Hotel is okay but dated (cold showers!) - rooftop has a view but not of the sea; a new (very clean) park has a very enjoyable water feature - jets of water which change colour due to lights below; 'Boulevard' is really a road but hardly used - the adjacent beach goes to the sea but was almost deserted (and that was a Sunday), which makes me wonder about the safety there at night; Talipapa was closed Sunday afternoon but refused to let us see a menu an hour before it opened (bad business as we went elsewhere); there is a small swimming pool opposite Prince Hypermart (P50 per person all day, 9 am to 5 pm) as part of a Pension House/Medical Clinic called 'Bliss' (the swimming pool was not advertised outside); little traffic; electric trikes; nice atmosphere.

    So, a pleasant place to spend a couple of days.

    On my researching for a place to retire, Bayawan was also on my list. Some concern I do have is the amount of possible activities which is not high. And the availability of shopping localities is not high also. But the shopping issues will be getting some fix in the future by adding another supermarket/mall? (Primark) (Notmyrealname: Is the Primark already finished and opened in Bayawan?) and a Puregold mall. On the side of available hospital get a fix also by opening of the ACE hospital in a former bus terminal. On the plus side of this city are the cleanliness, the electric trikes and the low traffic in the area. I don't know, which internet is available and how well is it in that city. Another positive point of Bayawan is, that real estates are not overrated as like in Dumaguete.

    Keep talking like this online and that will change quickly. I'm finding cheaper rentals in Cebu than Valencia online these days.

    With Valencia happens the same thing as like with Tagaytay City or with Baguio City. Because of the cooler climate there are the real estate prices exploding. In Dumaguete are the prices exploding because so many expats want to go live there.

    In Davao happens another quite odd thing: There it is very difficult to get a house inside the core city. (Affordable) Houses for sale are only available outside of the core city. This means lengthy rides or drivings and getting stuck in traffic jams for going shopping or other necessities. One good thing is that Davao is also building some malls outside of the core city now.

    For Bayawan it takes more before there the real estate prices will rise.

    No. Prices are going up in Valencia because so many long noses are looking for places there. It has nothing to do with the weather.

    You say that but just wait. It only took a couple years for prices in Valencia to go through the roof. Once long noses start being seen more in Bayawan the locals are going to want to get paid the big bucks for their poorly constructed, outdated and poorly maintained houses/apartments like the people in Dumaguete do.

    I saw no sign of it. Is this the Primark which sells cheap clothing? If so, I cannot think why they would open in Bayawan. I bought a very good pair of trousers for P200 in a shop there (but cannot remember the name ... I am not good at remembering names, that is why I never put my real name here!).

    I think you could retire in peace in Bayawan but would have to keep going to Dumaguete for shopping and healthcare.

    In an emergency you can not ride 2 hours to Dumaguete. You will have to rely to local hospitals. And the quality of them is quite important.
