    Alrighty then, well here we go.

    This is terrible advice. The laws of God do not overrule the laws of man....at least not while we are living. No church or religious organization (or religious judge, whatever that is) can overturn fines, penalties or prison sentences. Only real judges, appointed by man and their governments, can do that.

    Sorry to hear that ,what happened to your friend is really a sad thing and injustice. Yes,such things really happens here. There are families that are so greedy,even thou they know that the foreigner guy is the one who spent for that property,still they would claim it for themselves. I hate this kind of people. Thats why when we build later on, i will put the house in my partner's name. For his protection,so if anythng happens to me, God forbid, the house is in his name so he wil have all the right to stay for as long as he live,no one could ever kick him out. Remember guys,as foreigners, you may not be able to own land here in Ph but u could own real estate such as house,apartments,condos...so do what u must

    Im not sure if that applies to all coco trees, as i said earlier, if u cut the tree and nobody reported u to the authority, then you are more likely safe. Getting a permit however gives me peace of mind.

    Just one problem: Although the house can and should be in the foreigner’s name along with spouse, this does not give him the right to live in the house that stands on land he does not own. If he is nice, he may get permission for access, or he may negotiate a lease but the new greedy relative-owners might refuse. They could demand you remove your house from their land unless you pay them x million pesos for a lease agreement. However, upon spouses’ death the foreigner may temporarily inherit the land and he decides where it goes. In my case, I might really tick everybody off and donate the land to the Church with the condition that I can live on it for the remainder of my life. That is one way to deal with greedy relatives and to help the community as well. You might not be able to own but the beneficial owner can control who gets it.

    Well, i guess one thing u can do is(before anything happens to ur filipina spouse) u lease the property(in her name) for 50years. This plus the house on ur name,that already secures and assure ur stay in both the property and the house. How else can the distant relatives claim this property when d filipina spouse died. Being a relative to the deceased owner doesnt mean u have the right to claim the property unless ofcourse ur name is on the title or u co-own this property

    That might work provided whomever does get the land, friend or foe, must honor the terms if the lease, including 1php per annum rent hehe.

    Right. no need to replant,u just have to pay 150php per tree that u want to to cut.

    Yes, i guess that is right. U can never own the land even thru inheritance but u would have the right to transfer or dispose it and take the proceeds. Ive read ths somewhere. I just didnt interpret it well,until now that i have read your comment. Thanks

    Thru inheritance u will have an equal share of the property with your children if theres any. If no children,and theres the surviving parents of your late wife,then half share will be theirs and half will be yours. U cannot own your share thou but that will give you the power to sell it and take the proceeds

    I went to the PCA already and ask them about replacement as that was my major concern also. Our lot is very narrow and small so i dont want to plant any more coconuts. So the PCA staff told me that I DONT NEED to REPLACE THE TREES that i intend to cut. As long as i Pay 150php per tree that i would have cut. Plus 100php for the processing of permit. So no worries
