    What you are saying is true. The US at this time chooses not to question your loyalty if you take Philippine citizenship. From an oath taking perspective there is a moral dilemma that cannot be avoided. When swearing the oath to either country you supersede the oath you took for your previous country. Realizing that, the Philippines requires you to reapply for citizenship regarded as lost when you took the US oath. The USA acts as if your swearing allegiance to another country never happened. They don’t approve dual citizenship, they simply ignore it at this time. In my (most humble) opinion, one’s true citizenship is to only one country, that being the last country to which one swore a legal oath In the US, there are sometimes arbitrary, administrative changes which can change current assumptions of status drastically, with no change in law required.

    I think this lady is correct but cannot comment on the USA aspect of it because I am not from the USA but I do understand that what happens in the Philippines is up to the Philippines and this problem is properly covered and that existing or former citizenship in the Philippines will allow the purchase or continued possession of Philippine property. Also the last thing you want is to become embroiled in the inheritance part of property ownership and their claims because that is the last place you will want to go. It's a problem full of landmines and will take forever to resolve.

    I think you should consult a good attorney and consider Quit Claims from each party, but I don't know what you mean by "to let" from the ex wife. The Quit Claim allows the uncle to sign over whatever rights he has to you, so there isn't any need to know what his rights are. "To let" sounds like a lease to me, so I'm very unsure of what is meant.

    The only way to renounce US citizenship as far as the US is concerned is to formally do it at a US Embassy (which, of course, means you are foreign soil.) You cannot renounce US citizenship on US soil.

    It is very difficult to renounce US citizenship because of the tax situation. However, that is only the current situation. And, If you were born in the US, you will never lose citizenship. On the other extreme, naturalized Americans have gone to foreign countries to join ISIS and have lost citizenship in the process and have not been allowed to come back, under the current administration. The reason would be disloyalty or even treason. Naturalized people who become dual citizens of other countries are not guaranteed constitutional protections to retain citizenship once they have sworn loyalty to another country after naturalization. Some naturalized Filipinas refuse the dual route for that reason; they can never be sure if the US government will change their current policies in this regard. US can say you took a subsequent oath which supersedes you US oath. Others don’t think it is a problem. Why would the US do it? I don’t know but I cannot say it is not a risk.

    I think the first thing that needs to found out is if anyone has clear title to the land. A lot of land is owned without there ever being clear title. If there is then I don't see any reason why you shouldn't be able to own it, just buy it for a small sum and then you don't have to worry about the other issues, and yes, do it before anyone dies because once that happens it will turn into a godawful mess.
