Looking For A Plot In Valencia

    I AM LOOKING FOR A PLOT OF LAND OF 1000 TO 2000 METRES NEXT TO A ROAD AND WALKING DISTANCE TO VALENCIA TOWN.

    I HAVE LOOKED EVERYWHERE FOR POSTINGS, BUT EVERYONE APPEARS TO BE RELUCTANT TO GIVE A PRICE AND EXACT LOCATION. I NEED TO BE ABLE TO REACH SILLIMAN UNIVERSITY EASILY, SO KILOMETRES DISTANCE WOULD BE MORE HELPFUL RATHER THAN THE USUAL TIME GIVEN, DEPENDING ON IF YOU DRIVE A PEDICAB OR A FERRARI.

    I JUST WISH PEOPLE POSTING PROPERTIES WOULD BE MORE OPEN AND STOP WASTING OTHER PEOPLES TIME AND ENERGY. HOPE I DON'T SOUND LIKE A GRUMPY OLD MAN, BUT I HAVE SPENT TOO MUCH TOME WITH AGENTS WHOM ARE ONLY INTERESTED IN GETTING YOUR MONEY THAN PROVIDING A SERVICE

    my advice not only the price, location what you have to look the important is the papers that the seller presenting to you, thats the most important of all in land buying.Look properly the papers they(land seller) can show you and consult it to have a big knowledge of land law there.( some attorneys are crooks will not tell you the real problem because they are aftering the percentage they can get when you buy the land and they are the one who will process so be careful also.)Some land there owned from the government and give privileged to the farmers for their livelihood, what other farmers are doing they are selling it which legally they are not allowed, so look properly the papers that they can present to you.The best is buy the land that have a clean title already.

    King Cole ... Hello . I don`t know if you know that writing in Capitol letters is considered screaming , shouting , or rude :eek: ??? But now you do . So please refrain from using capitol letters for an entire posting ...:wink: . Buying land in the Phils is a headache , heartache endeavor . A foreigner CAN NEVER own the land , his wife or her husband ( Pinoy / Pinay can ) ! A foreigner can own the physical building and can lease land and be the legal , leasee . Valencia is notoriously expensive ... over priced ... and if they see your a foreigner ... expect the price to be tripled or more . Clear title and a million other things are hazards ( finding a good lawyer ??? ) and don`t try pulling some fake corporation. Your fake corporation partners and the lawyer are better pirates than you would ever know . Rent is so much cheaper and if you don`t like the situation ... you can leave at any time . RP courts always favor the citizen . Proceed at your own risk . Kevin:cool:

    Thank you for enlightening me on the use of CAPITAL LETTERS in this forum. I can only say that was unaware that anyone could be offended by their use.
    I am married to a Philippine lady and have been visiting the Philippines for 20 years, so I am aware of the pitfalls and laws regarding ownership and dummy corporations. We own several properties (in my wife's) name and have a good lawyer whom has handled all our purchases.
    The only reason I posted in the first place was that the people on this forum appear fair and balanced and can accept the minuses as well in the benefits of Philippine life. I hoped to contact someone who own property in Valencia and thereby not have to deal with agents. So far I have had one contact which I will be following up.

    I will never understand why people go to Valencia... The voltage f.... up ALL your appliances.... if it is cloudy in the Visayas, in Valencia it rains like there is no tomorrow...
    I life and work here in the area 3 years now and Valencia is the last place i would go, I would like to ask our members why to move to Bacong or Valencia ? only one single reason what makes it better (even way more expensive) like the surrounding areas....

    As I only rent my places, you never know if and when I gonna be in your neighborhood... hehe

    But serious, I really would like to know the reason for Valencia or Bacong. Yes it is a nice area, but there are many great places. When people come here two, three times to look for land, they can't recognise the weather-situation.
    I was plenty of times waiting for our Divemasters (all from Duma City) in my DS in Dauin. They came in soaky wet, even no single raindrop in Dauin or Dumaguete.
    I guess it has something to do with the landscape. Couple of weeks ago I had this topic when I met another boardmember who lives close to Malatapay, actually he brought it up. And I think it is a quite important thing to know if people think about spending some million peso to buy land...

    interesting info. Rhoody, I did not know this before.It's raining when I was there but I did not put it in my mind, that its normal for Valencia.

    That's crap ,how does he know it always rains there ,when it's the last place he wanted to go.Only he's irritated of people asking of valencia,postng of pictures of valencia.As i said valencia isn't 100 miles from dumaguete,and if you see photos in 'Air pollution' thread you can see the distance from higher point.From our place ,is only 5 mins to valencia proper by car and around 15-20 mins to the dumaguete.
    If valencia rains like no tomorrow,it must be always flooding in dumaguete all the time,ask the people.

    I am very disappointed how can a moderator so biased of his own information in this forum.:p

    I'm sorry that I have caused offence by using capital letters and suggesting that I am looking for a plot in Valencia. In England we have a saying 'Horses For Courses' which simply means what may be suitable for one person or situation may be unsuitable for another. We all have different tastes and interests, so respect others points of view and value our diversity. otherwise it would be a pretty boring existence.:eek:
