    You would have to be plan dumb to buy something without knowing what the on goings fees would be. Sorry if I offend anyone.

    With these places if you are renting a place does the owner pay or the resident?

    When you rent in a Sub-division the Tenant pays the dues in most cases, I have lived in two for the one year agreement and both times paid the SD fees and just like it has been mentioned before these fees seem to increase quite frequently, way above the normal rate of inflation, I never want to live in this situation again, they have you by the short and curly's

    So, with the development having many sold units they are not able to tell you the dues??? No wonder they built near the sea as this sound very fishy to me.

    Yes if a development is not fully sold out it makes sense that they would be forced to raise fees on the owners present to make up any cost differences.

    Yes I can see why so many who have done builds here say they are supervising or monitoring the work daily if they are able to. It all comes down to the man on the ground. While formal training is desired and needed, sometime as with a lot of things in life all you get is OJT and from that experience for what that may be worth.

    Oh it is certainly flash. This is not updated but on their FB page lot prices were Php 6000-6500 per sqm. No mention of construction costs.

    And in Alibang I saw one subdivision at P70,000 per sqm. In Junob two small lots at P10,000 per sqm.

    They should give a figure as it will be when it is fully sold - if they are not able to do so then they need to go back to school. In the meantime, they should shoulder the difference between final dues and what they require for maintenance (certainly less than when fully sold as they have less to maintain currently). If this is not the case then dues will see-saw every time new units are being sold. One thing I would expect if buying there - rapidly increasing fees (it's how these companies make a tidy income for years to come).

    I started to think back to my time living in these Sub-Divisions, 4yrs ago I lived in one called Collinwood this was perhaps the largest one in Mactan and in a great location, with around 400 houses, each on a lot of 150sqm, the houses there were all tastefully fashioned and of various sizes and models no matter what size they were they all had similar look about them, they ranged from 2 beds to 4/5 beds, the large two storeys of which there was many were built edge to edge on the lots most had a very small parking area and many had to extend their gates if they bought a larger car like a Hilux or Fortuner, it had a wide concrete access road which stretched for 1000mtrs, my small 2 bed bungalow 44sqm cost me P1400 in fees each month, after one year of living in this place I was glad to get out, it is a concrete jungle the heat in this place was a bit like being in a City on a hot day, my little house would peak at 35C during the day, in the early evening I used to sit in a local Bar just outside this place and you could see the heat haze rising in the street lights, after some time there I got to thinking who buys houses there, this place is hotter than Hell, then the penny dropped I get it now?

    Most of the people living in that situation are possessed by the Devil himself and he is preparing them for the afterlife down below, no parasite likes to kill what they feed from, so his subjects are getting acclimatised and ready for the what the future holds for them. At this moment I myself find myself living in a hotter than Hell CHB rented house, But I have seen the Light, prayed for my soul and hoping that by the end of the year I will be moving out into my nice cool fully insulated house, but maybe the Devil has other plans for me, especially if he reads this, it is supposed to be his secret????

    Anyone know a local exorcist?
