Looking For A Plot In Valencia

Actually, I dont like to make so much comments about the weather condition there as I'm about 3 times only I was there.But you are lucky PN with that location of the land you bought that you got a title land.As when I got trouble with my land I bought there (not title land) we went to municipality and one of the officer told us that many lands there are not titled and supposed to be we have to be careful in the first place.

But anyway after the trauma (financially ruined us) of land buying in Valencia

after I read all some info. about how to deal land ownership buying in philippines, I decided now better to rent.

 

PN it is the last place I want to buy land. Makking the trip Duma-Dauin -Duma at least daily for 2 years is I think enough investigation to make this statement about the rain. We left dry the resort in Dauin many times with our guests to drive up to Forrest camp to end up in rain, coming back to Dauin no raindrop the whole day.
Valencia is a nice little town with a great surrounding, there is no doupt about that, but certain times of a year the "little" mountain is like a magnet for rainclouds. PN if you would life here, we could txt each day when it rains in Valencia and not in Dauin or Zambo. Other members are invited to do the same of course.
Ask the people of San Miguel (the Barangay of Bacong, not the brewery) what happens to their last fiesta... The parents were sitting in the rain for the whole time, while the kids were at the mobile disco 2 km further and it was dry, and that for 3 days in a row... again, not my opinion, just facts.
As the weather (according to plenty of posts not only on that board) is also a factor for the decision of moving to the PI this information might be interesting for some readers.

We lived 2 years in Dumaguete, and now nearly 3 in Valencia. Now, we hate going to Dumaguete. It is usually so much nicer in Valencia. Dumaguete is hot, dirty, and congested.

Valencia is green, clean, quiet, cooler, and has a well run local government, much more than I can say about Dumaguete. Yes, if you get up in the forest camp area or higher, it rains more than Dumaguete. However, I don't notice any difference in the area around the proper as far as raining more than Dumaguete.

As for electricity, some of the remote areas it is true low voltage can be a problem, but most areas it is not a problem. If it is a problem, it is usually due to too many homes on one transformer. If it was that bothersome to someone they could certainly purchase their own transformer, problem solved.

When Living in Dumaguete our electric bill was usually P3000+. In Valencia it always runs right around P1000, and we get a P600 rebate from the municipality.

After living in Valencia for 3 years, it is not likely we could live in Dumaguete again. But what do I know? I only live here!

I live in Dumaguete, actually almost outside a bit uphill, as I don't have other choices at present. It is a kind of ok, but for sure not the air like in Dauin Amlan or Valencia. I lived in 4 different areas since I am here. My personal choice would be a bit north of Dumaguete, not as far as Amlan, but there are some very valuable propperties seaside or a bit uphill
There was a DI member who had another interesting explanation about the cloud situation and the rain in that area. I hope he reads that post and share his observation with other members too...

Beware indeed of those "budol-budol" offers. Ask your questions and ask for a photocopy of the title--it's your right. Research at the Register of Deeds. Land acquisition can be a better experience. Also try Bagacay as it is close to Hypermart, about 2 minutes away and about 5 minutes to DC.

 

The rainfall situation at elevation on the foothills of Talinis is no grand mystery.
Anytime you have a situation where a warm, wet, stratified air mass is forced to move up a mountain into cooler thinner air you will have condensation and precipitation.

Its pretty simple.

And by the way what my mssg gotta do with taste and differences, and you're telling me "to respect other people's taste and differences" .We bought a plot in Valencia same area you're looking a plot for , we are happy with what we got , the reason i may sound defensive in most messges here.But why people have to be overly critical for others ' bizarre' liking for the area . I only kept it to myself being openly too critical of others choice to build millions of pesos mansion fronting only couple of meters from a dusty main provincial road , or living in gated communities (now I've said it ) , that's again about ' differences in taste' that has to be respected .I guess , strange and odd people we are and i do agree if we all have the same taste and preferences it must be so boring world to live in . Perhaps you have to redirect your message somewhere .

It's a pity i have to answer this ,I am only posting again in defence if you can see where my arguements coming from .

Welcome back! On the subject of my town Valencia-Yes it sounds like it rains there a lot and much colder there compared to other places in the province as it's located closer to the mountain- the advantage is a "multimillion dollar view" considered a desirable place to live in other parts of the world.I know, I used to live and study there on my younger days!

 

Thanks Gene.Missed this forum , but not to ' dwell ' longer , too busy here my end , only passing by .More La Nina in your time then :-) It rain tons these days over there,everywhere way above normal past the season .Everytime i ring my mother up northern town of Duma it's raining ,can always hear the pitter patter on the phone . As if like in england,lol.
Overlooking area up there in your town with a good view of Dumaguete ,the tanon and the islands ,ravine and the back drop of talinis ,to me is worth the hassles driving up the mountain to live ,again my opinion . There's ongoing project to cement the road networks in upper Valencia -Bacong .I like the beach too but areas in between , not so sure. I am amazed many varieties of flowers here in the west can thrive there as well e.g. dahlias,cosmos,impatiens, petunias ,asters ,zinnias, verbenas ,chrysanthemums I love those and many more thriving good ,putting me on the edge to temptations to ‘smuggle’ in some for a try ,perhaps like the english lavender, delphiniums, honesty , rosemary ( herb) , some thai herbs but only restricted to non invasive varieties .

I've come across a house in my surfing ,this is located in upper Valencia for rent,reminds me a bit of the Lord of the Rings 'Hobbit house ' from a distance .I am not sure of the colour though too bright for me ,but still pretty in its own right, it has overlooking views.This is found in one of the major property sites advertising Valencia.I thought the rental is highly overpriced.I have downloaded some pictures of this house just to show pretty location in Valencia .

 

Hmmm....interesting thread. I just saw a website saying that Valencia is 10 degrees cooler than Dumaguete. Sounds like an exaggeration to me, but I wonder what the difference really is...3 degrees, 5 degrees, going for 10?? Anyone know what Valencia average high temps and low temps are for the seasons? Also, rainfall - approx how much is it in mm per year...? Reason I ask...my wife is finding it hard to take the hot tropical weather in beach areas...swells up and feels unwell. The heat doesn't bother me anywhere in the Philippines (except maybe Manila)...but Valencia may be a viable alternative for retirement...We both love gardening, hiking, outdoors and it does look a good spot for that...and the diving is only a short drive away...
