    I been offered some lots there in Valencia, unfortunately what they offered for sale have no proper documents (not titled) and my attorney already made a warning to me not to touch this kinds of lands.He said many lots there ,are forestral and rewards to the people from the govt. and the people are selling it ,in the law they are not allowed.

    PN , I like the house and photos !!! I lived in Bacong for almost a year and when I first moved ( visited 3 times ) to Dumaguete ... I thought I wanted to live in Valencia , way up near Japanese Memorial ... road down to the W Balabag Rd . I don`t know what area your in maybe Camp Lookout maybe a dozen or more places . I wanted to build and over look the strait near Sumilon Island with DUmaguete town views and Siqiuor . Alas , I decided ( smart for me !!! ) to rent a 3 bdrm in Bacong , S. Poblacion for 4,000 PHP a month . I am 42 and just needed to make more $ in the US before I could really " retire " hahahahahahaaaa ! Valencia is one of the most progressive place in the Philippines . There are so many amazing places in the RP`s . I really like your home and hope you enjoy many years enjoying that view and the cool, clean air . Regards Kevin :smile:

    4,000 PHP a month for three bedrooms? Some of the houses for rent on the internet are asking 12,000 to 18,000 a month. I wonder if they really get takers. When I was looking at land in Valencia some of the owners were asking for 50% up front and then term payments for the remainder not to exceed 12 months. Is that a common practice for the area or do most landowners ask for everything up front?

    Don't worry about the liveliness of discussions in the forum. You'll get used to it maybe or simply take it as spicy. But yes, I do have a piece of good land, clean-titled, nice ok location [3-5 minutes to the hypermart] that I am not using much except for a few fruiting mangoes. Have a look first and then send me a private mail. If you don't like it, the sign will be no PM for me and no prob. The lot is behind the archbishop's palace in Bagacay. The road also goes to Valencia but that is already too far up. I hope this helps.

    KC how is your search for land in Valencia going? Have you found anything you consider reasonable or are you now looking elsewhere?

    There are plenty of P4,000 or P5,000 a month 3 bedroom places in towns like Bacong and Valencia. I have noticed that anything on the internet is usually marked-up double (or more!) the real local price. Just like the asking prices on houses and properties for sale. I guess they are hoping to find a dumb foreigner with too much money and strike it rich!

    Oh...the owners can ASK for anything...in reality most houses around here are rented with no contract and one month's advance rent and one month deposit. (Although if you plan to stay awhile, a contract really isn't a bad idea!) If you don't like the terms, they will negotiate as there is a surplus of vacant properties on the market in greater Dumaguete.

    DG, I totally agree with you. The interesting thing is that many rather leave the places empty instead of renting it out for a few k less. I know a place south of Duma where the owner wanted 40k (it's a real great place). Someone was interested and wanted to pay 35k/month for 3 month cash in advanced. The owner said "No"
    The place is empty now since almost a year, do the math...
    On top the owner pays the gardener and the maid who lives on the property (with family) what makes the place not better...

    you dont have a problem concerning documents on lands for sale here in Valencia, they are all properly documented in case you wanted to see just call 09186698149...
