    Hello, my asawa Jen and I, are looking for property around Dumaguete. We own a lot in Balugo, but have decided not to build there at this time. For the time being, asawa ko and our baby remain in Dumaguete, while I work in the states. we've had our house plans approved, now we just need the right piece of land. We've ran into a couple snares tho'...we get the foreigner price when I inquire while my wife gets the filipino price until they find out her bana is foreigner. I'm fairly certain, we are not the first to encounter this. We are simple people, not wealthy, but I know many locals see us as such. While in the states I work 2 full-time jobs and 1 part-time job, which tells you we are not rich. We just need somebody who will deal honestly with us from beginning to end so we can know what to expect and spend money on a lot that we will never be able to get title on. Any guidance you all can give us would be great!!! Jen and Bill

    IMHO you should go to a trusted company and noy buy from private. Even it costs a bit more, you safe nerves, time, and disappointment.

    Jen and Bill,
    If its okay with you in Bacong area, you can still find 500 pesos per square meter there. If your wife is around Dumaguete then let her go and ask people there and if she needs help, i am still around until Nov. 24th so i will be willing to help her around.     Thank you Rhoody and Judy! We can use all the guidance we can get. I have never been to Bacong area but Asawa ko tells me is very beautiful. We have friends that just built a home there, but I had to return to USA for work before I could visit them and sadly Mr. Alfanta was just killed recently in a auto accident.     Rhoody is right about getting the price and especially the documents right by going through the real estate agents. Beware of middle vendors. If you go private, research a bit far and wide. IMHO, no need to rush or get excited over a good looking prop that may still be "common" or with many many owners. Your asawa being Filipina can research re lots being offered to you via the Register of Deeds.

    Thank You Mam A, and we truly have a lot to learn. We purchased our first lot from family, then Asawa ko went thru' so many challenges trying to get the lot into our name as the family members we purchased from didn't have the lot in their name and we ended up going to original owner. Luckily she signed it over to us, but the way the lots were originally subdivided, ours is the only one that has any papers filed on it, and we cannot obtain title until all the other lot owners file their own papers...We learned a valuable lesson for sure! Thank you so much everybody for helping us for truly we still have so much to learn. Is the Register of Deeds located inside BIR? Thank you so very much!! Bill & Jen

    Please listen to them on this, I bought land But it was a nightmare for me. I spent two years fighting with people before I got the deed. Now I don't want to live there because of it. now I going to look for a 400 or 500 square meter lot. Some where near Dumaguete. :o

    Oh good! For as long as your rights over the prop are annotated in the mother title that's one big step already. I am not sure anymore where the ROD would be located this time but what I know for sure is that you can still go ahead with titling even if the other owners haven't processed their documents. If you have the deed of sale and if you can borrow the mother title, then you're all set. If not possible to borrow the mother title from the hands of the other owners, then annotation at the ROD's copy of the mother title would be the next best thing. This is what I know so far.     House for sale 3.5M Batinguel

    I have a friend who is the owner of house and lot in Batinguel. He offer it to us at 3.5M it is 498sqr. meters, it is a 2 story house 126sqr. m floor area and the mezzanine is 96 sqr. meter. concrete and cyclone fench, with garrage, water supply, Transferred certificate of Title.
