Hi Antonio and welcome I was recently in Dumaguete looking at property for sale and contacted a local RE agent. He showed us a number of properties. One of these areas we were interested in but the prices seemed to be very high. We had an appointment with another RE agent and he showed us the same area and the price was HALF what the other guy had quoted us. We then heard several stories about how this guy had ripped off a number of foreigners as he would double the price of the property that the owner was asking. We found two others that were honest agents but this one guy is very sly.

Antonio, Buyer BE Were! Dumaguete has more Real Estate (brokers) that it has dogs. After we had been looking for several years we finely wised up and went to a "licensed" Real Estate Agent. We used Island Properties and a man named Jorge. We also had sticker shock when we got started. But we also had a GOOD attorney to keep us out of trouble. A good attorney is a must. That's a common trick. As well as attempting to sell property that they don't own or isn't really for sale...fake documents...not all the owners signing off...asking for half the money up front, etc, etc. A good attorney and a second one to check him/her is also a good idea. Remember attorneys here are typically paid based on the size of the transaction and only if it is completed...so, it's in his interest to push a deal through at a high price even if it's not good for you! You really have to be careful...so many pitfalls.

Probably not Antonio, think about it. It cost the locals money to have a web site and have computers in their offices. They will not bear the expense to send you information while you are thousands of miles away. The only way you will get a response is if you come here and look for yourself. Most of what you are seeing is what is owned by foreigners who can afford to put their properties on the internet. Most local realtors do not have the resources to market past their own neighborhoods. Buyer beware.
