Found a nice small lot in Valencia, 524 sqm. For me it's too expensive, asking price 900.000 PHP not much to negotiate. Why I like the lot even the price is high (more than 1,700 PHP per sqm) is that there is a very nice view until the sea between Negros and Cebu and the Island Cebu of course. So, if somebody likes to buy a lot of about 260 sqm for 450.000 PHP, contact me, we can buy it together and will be neighbours then. Rule #1 in real state: if you think the price is too high, simply just don't buy it. But suppose you will find a co-buyer; ever think about to live with a neigbour next door to you, you apparently don't like after all. So think twice. Better on your own lot with nobody else to share than with somebody else who turns out to be a disaster.
I agree with RR_biker for what it's worth. Much better to have a larger lot...especially with those views! Scale down the house plans slightly and use the extra land for growing vegetables and fruit....very easy to do - and most expats certainly do have the time....toss in a few chickens (feed them the weeds and scraps) and enjoy the daily eggs or sell them.....You'll make up the difference in initial price in a very few years and not be living on a postage stamp...Living healthier and better peace of mind. I'm jealous....
