I have read that if you buy more than 5 hectares of of agricultural land that the CARP act can be used against you to make you relinquish control off your land, but I still see huge tracks of land available for sale. Can anyone explain this?

If you don't want to be a victim of land scams stay far,far away from any transaction that is even near the limit of the law. Keep in mind that at least 90 % of all land that is offered to you is problem property. Be very,very,very alert in buying property in the Philippines,and never believe someone who knows the brother of a friend who has connections ....and can fix an iregularity for a small fee.
by law the maximum you can own is 5 hectars beyond that is subject to CARP, your kids are entitled to 3 hectars when they are 15 years old and up.
