I think the key might be the wife. I took my gf one time and things went much smoother than when I'm by myself. But, I'm extremely polite, say "po/sir/ma'am", "please" "salamat/thank you". I speak Tagalog or binisaya when I know the words needed. I am so polite and smile so much it makes me sick inside when dealing with locals........until they cannot give me a valid reason why the price asked is more than what is on the sign (I'm referring to the LTO here, which has been the main agency I have dealt with here). I found out a long time ago being an arrogant prick is the fastest way to shut down the locals and NOT get what you want. 90 percent of the time I do not have a problem with the government/police. It's that 10 percent of greedy pricks that give the entire bunch a bad reputation. With so many politicians/agency officers up on corruption charges (and those are just the ones caught) it seems you have been lucky to not have been asked for a bribe.

I disagree with what your saying here, giving out freebies to the poor only enables them. If you want to help the poor offer to pay for them to finish high school/college, it's pretty dang cheap. Give them the tools to get out of poverty. I give money to two poor kids here, one works at the golf course and the other is a peanut boy on the Blvd. Both are required to show me grades in school to continue to receive money/work. Just giving them money for nothing teaches them jack.
Which peanut boy? Lol. I don't know if you have seen a cute little peanut girl still selling peanuts in blvd? She's normally on night shifts she sells peanuts after school. She always come to me to sell her peanuts and would give her 200 pesos and told her to go home and tell mum that she's done for that day and have to do her homework. (I've been told she's doing we'll in school. She gets extra 20 pesos if her marks stays on line of 9-. :-) saw two kids in a trysikad (3wheels bycicle) along hypermart road. These kids were struggling in paddling the bike with shitloads of junk and it was stinking hot day. Gave them 1000 pesos told them to go home And tell mum that they're meant to go to school that day not working and if I see them again in the road on school days ill make sure she will have her @ss kicked by the DSWD, if she has a problem with that she can always ring me. Never saw those kids again. :-).
The one that looks like a skunk died on his head, maybe 8-10 years old. Haven't seen him around since I've been back.....but also have been staying at home at night (house arrest for being a bad boy ). I don't see a problem with the kids selling peanuts or working after school so long as they have time for their school work (which in my experience with my X's kids isn't much at that age) and they aren't out after curfew. I had to work when I was younger, not selling peanuts at night (I would have preferred that) but work none the less. Teaches you money ain't free.

I think this the question. Does this lawyer handle real estate cases? Since no one here answered I doubt anyone has experience with the guy. I posted I had only dealt with a motorcycle sale with the guy. Wouldn't use him again for that though, cheaper options are around.
You will find that in Philippines lawyers handle general matters wether it's civil lawsuit, real estate or just simple notarization. There is really no such thing as a lawyer there specialising in real estate, it's not like going to the doctors.lol but some of them made a name for doing what they do best.
