helping a couple, retired professionals, long term renters (in present residence over a year, last place 6 years). I can vouch that rent is guaranteed on time, good upkeep of premises. Must be under 10k/month fully furnished. PM me on this. This can be in Dumag, near Dumag or even other cities, such as Cebu, Bacolod or Iloilo. This is good for a landlord who wants to rent LONG TERM, wants quality tenants that pay on time and take care of the place and provides professional maintenance of his property/units (maybe hard to find in R.P.? ha) Almost forgot. Commission will be paid to finder of place that is rented. If place is not local to Dumag. complete photos must be provided.

Under 10k may be hard to find for a fully furnished place.

However if your willing to go a bit above with a place including free internet, water, cable there is Mango Apartments in Bantayan Dumaguete. I used to live there and was fairly comfortable there (better then other places). I only left when I left Dumaguete. I believe someone posted an ad for it in the classified section.

 

it just really depends on where you look and who will look for an apartment for you. I suggest that you get your wife/gf to go around and do the research. you may find that some landlords will jack up the prices when they see that your a foreigner although im not saying all landlords in Philippines are doing this but some are just money hungry. just pay the advance and deposit (if he/she requires this) on the day you plan to move in so you can check that everything that was agreed on your first meeting (make sure your wife/ gf) knows exactly you want in the apartment (tv, beds etc) make sure theyre all in and everything is working before you make your payment because you might be too excited and pay straight away then when you move in you realize that " hang on... this is not fix... you told me you do this and that" and your landlord might not do it because he/she already have spent your money. so if its furnish, make sure everything that you want is included before and on the day you move in. just tell your landlord you pay on the day you want to move just so this way you have the control of things and you don't get ripped off.

 

Good advice for any renter here. One thing to watch out for is if you rent a place where electricity and water are not turned on so you cannot check whether there are electrical or plumbing problems. Put a clause in written agreement that rent will be withheld if there are serious problems with either after you rent.

I found a modern studio near dumag. fully furnished for 5k. But I did not like the contract, much too pro landlord and nothing for the tenant. I offered to negotiate a new contract but he would not; he was one of these landLORD types, did not like his attitude so I dropped it. Besides it was just a big room really and the guy was another one of the amateur landlord maintenance guys who really could not do maintenance.

 

if you rent in some old building you will realize that it could be possible that some wirings are grounded. don't rent a place if the landlord wont show you, your own meter or submeter this is the best way you can keep track of how much electricity you consume in a month. he/she must give you directly the bill and let you pay for it not ask for money and that he/she will pay. I don't trust people in doing this cause some just cant help themselves. you might find that after a month your bill is doubled and found out that she hasn't paid it and will just say deduct it from your rent blah blah blah. if you find some odd behaviours when you ask questions then that's probably a red flag for you to back off. goodluck with your search onlymichael! keep us posted please.
