Looking for feedback on classified rates

    This is what I am thinking.

    Personal items etc. under P20,000 FREE

    Personal items, motorcycles, cars, electronics, etc. above P20,000, P500 for one year or until item sells, whichever comes first

    Rental properties 25% of one months rent due upon signing of rental contract by referred client

    Properties or businesses for sale, 2% of listed price upon successful sale to referred client

    Commercial advertising will have a different scale, just as it does now.

    The idea of paying to advertise things for sale here doesn't seem to be getting much interest does it?

    Sulit, Ayos Dito, and OLX are free afterall - unless you want your ad to be a 'Featured Ad' meaning placed in the upper half of the page to be seen first

    And you are welcome to use Ayos Dito, Sulit, etc. I'm not interested in spending a large portion of my time for free!

    I think we can all agree that the classifieds section needs attention, I was simply looking for ideas for that.

    The one with the 2% for property sales I find to much, I would find it more reasonable if there would be some kind of assistance in the sale, like staff from DI would handle the communication concerning the sale but for just simple posting I would not pay more than 500PhP a month with heavy discounts on 6 Months or more...

    Thanks for your feedback, I was thinking as part of the 2% service fee maybe we would do property and title research, to make sure the property is as listed, no liens or encumbrances, sellers legally qualified to sell, etc., so one could be aware up front of any blatant issues with the property. Local brokers normally charge 5%, and offer no such service. To them it's all "clean title, Sir", even if it's been passed down for generations and has 24.5 legal heirs. You only find this out after digging deeper. They also like to drag people around the country showing them stuff that is nothing like what they are looking for.

    So many list stuff here that is not what it is supposed to be, this way a potential buyer could be reasonably assured the property is listed as accurately as possible.

    You charge the 2% to the buyer, not the seller ?

    We would probably leave that open for negotiation between the two, but the seller would sign the contract to pay the commission. Further services could be contracted for the buyer and seller at the time of sale, such as title transferring, etc.

    the above would be a good service, you said local Brokers charge 5% maybe Duma is different but when I sold my House In Bacolod the Broker fee was 2 to 3% - at 5% that is a lot of doe rae me.

    thanks for clarifying.

    sounds like a lot of contracts, in a country where they are not worth the used ink on it, you being foreigner involved sitting in the middle.

    would a local seller sign any contract to pay commission to somebody who might destroy the deal with finding out that there is a typo in the middle name of the auntie Bing Bing on page 3 of the attachment? (exaggerating)

    Most local sellers would not advertise at all past a crudely made wooden sign, which may or may not be placed anywhere near the property in question.

    Everything belongs to my wife, she earned it. I have nothing here in my name.
