A foreigner can inherit property. Many people think by law there is a period of time in which the foreigner has to sell it. No one has a cite for this and googling hasn't helped. I learn a lot, but nothing is on point. Help!

    I don't know.
I agree with you. After doing an Internet search, nowhere can I find any reference to a foreigner having to sell property they have inherited.

The best link I found describing the situation is here:
    https://lawyerphilippines.org/2016/03/28/can-a-foreigner-inherit-land-in-the-philippines/

I would not trust people who say things without the ability to substantiate it with a reference.

If I were in a situation like this I would seek the advice of an attorney. Like the link I posted above, many attorneys advertise their services by answering questions. Doing an Internet search of the issue will pull up a number of attorneys who have at least looked into it.

Are you sure there isn't a source? I believe there has been a supreme court ruling on it and it has been discussed, and possibly sourced, on this forum.

If I Google "Philippines "foreigner land" inheritance Supreme Court ruling" Dumaguete Info is the first result, and it is one of my posts.

In it I don't mention anything about land needing to be sold if inherited. Maybe there isn't a rule saying you have to sell...just a bunch of lawyers giving bad legal advice to their clients. It certainly wouldn't be the first time that has happened, as made very evident in that thread. I don't care enough to read through any more SC rulings on the subject right now so...take what you want from that but it doesn't mean that such a rule doesn't exist.

Just remember, in the unfortunate situation that your spouse dies before you, you will likely not inherit all of the land. If they have family still alive they are going to have a claim to some of it (probably around 50%). A will cannot violate the constitution and give you 100% of the property in most circumstances. There is a possibility that your wife could basically legally disown her entire family, but there needs to be legitimate reasons for doing so and I'm not sure what those reasons would be, and again, I don't care to look up what those reasons would be. But I would guess high crimes and/or a history of proven (in court) fraud against one's family would do the trick though.

Yes, Rye, it was you I was thinking of to ask the question. I read that thread previously and thought you might know. I didn't think of googling here, but I will for a bit. I've never been able to find a source for the time period to sell, but I have found cases where after years the foriegner decided to transfer and disputes arose, but not about the time. Thanks.

Did some googling here. All I could find were mentions that there is a period of time with no cite. Adios.

    You're missing out, it's a great story.

    http://www.chanrobles.com/scdecisions/jurisprudence1982/feb1982/gr_l_27952_1982.php

Is it true that French chicks don't shave their legs? This guy would know, because he was banging one. Then he moved on to Australian chicks. How many other nationalities were there? Maybe this guy shagged himself to death? Maybe the will was nothing more than a public record of Jose Ramirez's exploits. In the highest court of the land.

I don't know what they are trying to say here, but the testicles are always pushing for substitutions. Maybe this guy just kept them lining up by offering a spot on his will. The widow had to be guaranteed a spot. The rest had the knock the previous chick off the plot. It's like a game of magical chairs. The last girl who grabs the spot before Jose dies, gets the prize.

I don't know why, but this sounds so sexy. This thing is like a romance novel. It just gets steamier and steamier.

So, the window "plento dom-ino" provided quite sufficient satisfaction to get herself on the will. The leg-time was particularly satisfying. I don't what that involved, but I'm a leg-man myself, so I can relate.

No details on what Wanda brought to the picture, but given Jose's preferences I bet she had a great set of legs as well. She got some of the property too.

Jorge and Roberto get some land as well, but they don't like this arrangement. More chicks the better, I say. Better a French chick moves in next door than more chickens and barking dogs.

This story could have been better if Jose had more land. Imagine, you have an entire village of foreign chicks you have banged. You would at least get a street named after you.

    Jose, I salute you.

All I remember reading was something about it needing to be sold in a "reasonable amount of time" or something like that. But yeah, I don't recall a court case or law ever being cited...as is usually the case when people are pulling sh*t out of their *ss. I would say go ask your lawyer...but it appears many of them in the area have their heads planted firmly up their *sses and want to do things the "Filipino Way" to make a quick buck.
