Hi I would like to asks your opinion in this concern:

The owner sold his land to someone and then after 10 years he denied his specimen in the deed of sale......

Was it possible to void the deed of sale because he denied his specimen???

    Jenry,
This is clearly a problem that lags on for over 10 years.
You may not expect that somebody can give you a clear advice, based on your explanation of 35 words.

It would likely get thrown out of a court of law, but in the Philippines that it likely a different matter.

When buying something, you should always notarise the deed of sale. Cost a few hundred pesos. If that's done the notary public has guaranteed the persons who signed it appeared in person and it's a much stronger deed of sale in a court.
Showing receipts of paid property tax will also strengthen the case. If 'someone' has paid the tax and 'the owner' hasn't, it indicated who has been the legal owner for the past 10 years.
