    So you are city-boy at heart who went astray to the countryside (province) and now have found your comfort zone.

    You seem content in Dumaguete and that's what counts. It is important to re-assess at times where we are and what we want - for most people it seems the answer remains the same: "I am happy where I am".

    Drove to airport this morning at 430 am, informed security that I would park overnight and was charged 150 peso and given ticket...

    Yah, its a tough thing to work out. Us foreigners unless we happen to be a nearby local of the place are kind of come and go. We'll fav a new place we like and visit a lot but in a couple months get bored and move to the next new good thing. Changing up the menu and adding new things can only be done so much (this is what the major fast food places do with short term new items). One has to try and capture the local market and if it includes Filipino's then prices have to be suited to be affordable to them as well because w/o the locals a small restaurant will fail eventually.

    I have not been checked for a pass coming or going from/to Dumaguete from any direction regardless of the day. The only people I see them stopping are motorbikes that appear to have violated a traffic/safety law.

    I ate there yesterday and it took 39 minutes and 28 seconds to get the pizza from time the waitress walked away to the time it was on my table. Prep time was around 5 minutes and it was in the oven for about 15 minutes. There is absolutely no way they could get an order on your table in 5 minutes...unless you are there at a very busy time and they have the most commonly ordered pizzas already premade and being cooked.

    Not a complaint, the pizza was great, just saying it isn't possible to get one in 5 minutes unless you order a basic pizza that is already in the oven.

    If people are repeatedly bringing up the risk of extreme action against you then there may be some cause for concern but by stating this conflict is now fun which you are happy to engage in for an extended period of time ("no hurry to sell land") is a form of belittlement that is not tolerated at all well in the Philippine society. It can be precisely this that can tip an adversary from threats to drastic action because shaming is pretty much the worst thing you can do to a Filipino, especially if it's made in a public forum like this. It's my fervent advice you learn to understand this concept absolutely because if someone makes that leap against you, recovery, if it's possible at all, will take a great deal of humility and appeasement.

    I have some compact (20 pages) yet compelling reading on the subject if you're interested.

    I sincerely hope you see my message, based only on what you've said, as an effort to assist your navigation of living here. I don't know the whole story but I am concerned you could be heading down a treacherous path. It's up to you what you do with the information.

    Visit the Loan Officer at the Rural Bank of Bacong or the Dumaguete Rural Bank Inc and inquire about Foreclosed properties meeting your specifications. Even if the starting price is beyond your budget they will negotiate.

    Banks will not loan money on property with bad title. On good loans when they foreclose the title is changed at ROD to the banks name. A cash buyer at the bank has his/her name registered and receives the title. If part of the property price is used as collateral for a loan the bank remains the registered owner at ROD until the loan is paid then the ownership at ROD is changed to the borrower and the title is released by the bank.
