We have built or are starting to build 3 homes in Bacong. The builder was responsible to obtain the permits, with us providing “all” the proper paperwork. Takes 4-6 weeks. Just received a new permit two weeks ago.

We have just had the enviromental health from bacong pay us a visit,apparently there is an outbreak in the area and especially a few purok's in combado!

The mall is coming along now and should be open in december sometime. C and l hotel has gone down hill big time and rooms dirty. The rooftop bar is closed now so they give you breakfast token for next door which is ok.
I would recommend hotel maefinn if staying in the area.

The southern municipality of Bacong, Negros Oriental is determining the number and areas of property owners who will be affected by the proposed new airport project of the government.
Initially, the government allocated PHP300 million for the acquisition of land for the airport to include right of way, among others. The airport project will require at least 170 to 180 hectares of land and is eyed for construction in the villages of Combado and Isugan and adjacent areas, he added.
Volunteer assistance is offered by local businessmen who are members of the NegOr Chamber of Commerce and Industry. Real Estate brokers are now on the move at land pricings. They usually get 5% of the total purchase price of real estate.
Economists admit it’s a long way to go, even years. It took Panglao 18 years to realize the international airport which was inaugurated last year.
Right now, there is no definite area defined within the 180-hectare parameter of the proposed airport. Second, right of way negotiations then expropriation proceedings will take years. Many times, the budget will be reverted to the national coffers due to non-realization. Usually unused budgets will be reduced annually.

It seems to me Valencia's LGU has (had?) a somewhat larger budget to concrete barangay roads. Maybe they had some windfall profits connected to the electricity plant contracts, I don't know, but it seems to me that the concrete runs out around Bacong a lot faster than around Valencia. Obviously, because generally people prefer living on a concreted road rather than on a dirt road/path, that means higher prices for lots. Other than that it would seem to me there's not much difference in terms of available services for residents, apart maybe from the "free water" thingy in Valencia. Oh, and PLDT has connected much of downtown Valencia with their FTTH (fibertothehome) project. Not sure how that is in Bacong.
As for individual preferences, well, some prefer to live close to the city (Dumaguete), some prefer the slightly cooler nights and more precipitation in Valencia, some want to smell the ocean when they wake up, nothing wrong with any of those.
As far as lot prices go, 2-2.5k per sqm along a concreted road not too far from downtown seems to be the going rate for Bacong/Valencia, going toward Dumaguete from either of the two land gets pricier the closer you get. Where we are in Bagacay the going rate seems to be around 4k per sqm now, Daro is closer to 7k.
Mind you, if you're not in a hurry to buy it might pay to wait around a bit before buying.- Informative x 3
