I am a new member here. Although my filipina wife and myself reside in California, I was wondering if I could get some information from your members about Rental houses in Dumaguete City. More specifically a nice 2 bedroom house without pool, small garden okay, nice quiet area, hot and cold running water, and decent neighborhood, near various malls, markets, and resteurants. One more thing. We are not interested in moving here now as we still plan on continuing to stay here in California until I retire in about 10 years or so. Then we will probably make our move to the PI. Am only curious about the average rent costs for the above in today's market. Thanks. Viper58

Hi neighbor, Viper58; I live in Northern ca. (San Joaquin cnty) too, but originally from Dgte. Well, don't have much info to give you, but I think the cost of renting a house at present is still a bit low, but if you wait for another year or so it's going to be skyrocketing. Ten years from now, Dgte would look so different. Is your wife from Dumaguete? I'm sure more members will give you more info about housing as most of them are residents there.

Hello viper, not many rental houses have pools. They are also still build Robinson's mall. Give the mall a few more years till completion.

As for rent, as with most things, it's very subjective. But small houses will start at p8,000 a month and go to p15,000.

There are a few more lavish ones, that run around p25,000.

There seems to be alot more foriegners coming to Dumaguete in the last year. This increase tends to push prices up. I expect this trend to continue. But, I cant predict 10 years from now.

    regards

    Ronondo Rico

    Hi Viper,
I'm another neighbor in the Sierra Nevadas. We were in Dumaguete in July and the prices Ronondo gives were pretty accurate from what we saw.

It depends on your standard. I just vacated a small two bedroom place in an outlying residential neighborhood. Quiet, good Philippino neighbors. 5,000 per month, tile floors, secure with walls and gate, well maintained, carport, semi furnished.
Location will also dictate cost, if you want in town high end place, you will spend 12,000 plus. A beach apartment one bedroom in Dauin for example will go for 12,000- 15,000 plus.

Prices are all over the place, the realators are few and will have much higher prices than you can find by just driving around and looking. It ereally is the best way if you havre the time. Otherwise look here in the classifieds often there are leads there.

to answer your question more specifically, I have seen good clean western standard stand alone houses two bedroom, kitchen, dirty kitchen, one or two bath's for 4500, 12000 Pesos per month. These partly furnished. quite a spread.

Hello Swany. Nice to hear from a neighbor. Actually, we live not far from you. We live in Modesto, CA which is in Stanislaus County. My wife and I were married in the PI back in 1981. My wife comes from Dipolog City which is in Mindinao. Thanks again Swany.

Many thanks Ronondo. If I were able to retire now, I think we could live comfortably with the above rents. But I won't be ready to retire for another 8-10 years. My wife has several sisters down in Dipolog City, but I think Dumaguete City would make me happier personally. My wife does have a married sister in San Jose, outside of Dumaguete. Thanks again.

Many thanks RHB. Some very wise advice will be for me to look for rentals myself as you mentioned in order to get the best prices. Thanks. Viper58
