⌛ Dumaguete Info :

Are ther any Americans living in or around the Dumaguete area that I can get in contact with via email so I can get info on cost of living #'s and property values relating to beachfront lots, with or without house, no less than 2,000 sqm. Somewhere between Sibulan and Zamboanguita.

I would not buy any land in the Philippines right now! Just look at Boracay. The Supreme Court of the Philippines has basically held up the law that Marcos made. The jist of it is that no one but the government can own land on an island or coves. Hmmmm, negros is an island! Get my drift. You are better off renting here and buying in the States. Buy in the States, rent it out and hopefully with the extra money from the rent, you can use this for renting a place in Dumaguete. So, the renter or tenant that you have in the states covers your note and if you are charging more than the note, you use this for rent in Dumaguete.

Thanks for the input. I did read about the SC ruling and the situation Boracay
land owners may be facing. Will see how that shakes out first before we actually purchase any property in or around Dumaguete. At the moment we are just trying to get cost of living #'s and an idea on property values. Are you living in Dumagete now?

Yes, the decision from the high court now that boracay island is owned by the state, except to those titled lands..So be careful buying lots in Philippines when there's no proper documents or not titled, don't be tempted even if they offer it cheap, because in the end you will lost everything.

My wife is a filipina from Cebu. She is very aware that buying untitled property can turn out to be a complete disaster and financial loss. We've been in Dumaguete before. Prefer it to Cebu. Reason we're looking for current info is that we'll be relocating there sometime next year. So what is your situation there? How long have you been there? How are you liking it? Are there other Americans there? Where are you from in the U.S.?

Hello Jim, blessing be onto you and your family. Well you came to the right web site. Here you will find most of the answers to all of your questions. But I will give you my opinion of the area.

We have lived in Dumaguete City for over 4 years and we find that this was indeed a good decision. Dumaguete is a city that is growing and may be changing as we are having more and more Filipinos moving over from near by islands (Mindanao and Cebu) and they are bringing with them their problems, troubles and bad habits. So as I am typing this Dumaguete City is slowly changing to a larger city, but still with fewer problems than Cebu, Manila or any of the other cities. Some of the reasons for the increase growth are: the land here is cheaper than in Cebu, crime is lower; this is a college town with 5 plus Universities; new businesses are coming to town; and a mall will be opening here within the next two years (or three). All of these things have created a rapid growth in the city which is not a bad thing. Now the roads are better, we have a new water treatment plant that treats the run off water from the market place, tourist trade is up, new hotels are being built, the top hospital in the area has been upgrade and expanded, and life is still good in Dumaguete City.

We have a 10 year old son that is attending private school here in Dumaguete City, and the private schools here are very advance, which is good. The private schools run from pre-kinder all the way through high school. We have students that comes from Dauin and Zamboanguita just to attend the private schools here in Dumaguete City. So you may want to keep that in mind, when looking at an area. Dauin and Zamboanguita have better looking beaches than what we have in Dumaguete City, but that is also on the city planners things to do.

As far as safety, I have had no problems going any where in the entire country. (I always say “God is with me everywhere I travel, so I have no fear.”) The truth is I use good judgment about where I go, what I wear and how I act. By doing that I am accepted everywhere I travel and I have no hostile encounters with anyone. Now I have heard other having problem here, but normally it is at night, in the wrong place, and after far too many drinks. But as long as you use good judgment you and your family should be safe.

We have many foreigners here in Dumaguete City, from Australia, Germany, Canada, New Zealand, Africa, the UK, Korea, and yes the US. On my road I am the only American living here now, but two more are building home here; there is also a Canadian, an Aussie, and Japanese. I have met Americans that live here from California, Louisiana, Ohio, Illinois, North Carolina, Florida and even a New Yorker. So yes there are many Americans here and believe or not, some of them are even nice, they speak to you. Which is nice, because a lot of foreigners will not speak to you when you past them on the streets. Why? I have no idea.

Well I hope this information helps you some. And please look at some of the post, they have great information and we try to keep it current, with pictures and what is going on in our neck of the woods. Oh by the way, Valencia is once place you may want to look at, it is west of Dumaguete City and it is located in the mountains, which means cooler weather. They also host the power plant for the entire Visayan area from an active volcano. Because of this they give a discount to the city on electric and water. (I wish I knew about this before I moved here, I would have definitely took advance of that situation.

I’m a Filipina, Im not living there, but I have some relatives living in dumaguete.Years ago I’m also searching lots there, also in Valencia, but all what they offered to me have no proper documents , not titled.My auntie giving advised to me that the one in a subdivision are more safer to buy.So I did it,I bought a small lot in one of the subdivisions in dumaguete.All no hassles, documents are all clear. It’s good that your wife is aware about this untitled lands, that’s really a wise things to do.
