    a well I am a landlord as well and you try to put in as much as possible, plenty get behind with the rent, got to give the perspective of the owner some consideration as well.

    Bringing down downpayement you usually do since ppl lack the money and seldom that favour is returned. Since you can afford the downpayement it is logical they put it in, and it is always better to have rich foreign tenants who have little knowledge and leverage about the local legal system.

    Bargain position for tenants looks pretty good though in the Fillipines.
