Hello all, just wondering if anyone has any knowledge/previous experience with regards to building regulations in the Philippines. I live in a house in Duma, located into a compound with 4 other houses and a vacant lot, each approx 300 square metres in size. The vacant lot, facing the main road, has recently been acquired by a Filipino citizen who's planning to build apartments on it, we are talking of an approx 14 rooms building, probably to be let to students. All current buildings in the compound are bungalow style. I'm concerned that a 2 storeys construction is planned, with the obvious problems of being overlooked, air circulation and light being affected, noise increased......Is there anything I could do to stop erecting such a sizeable building next to my home and on which bases? I should contact a good lawyer office. You can get their opinion free of charge, as long as you don't yet hire them for the possible required follow up actions. Go to a good office and not to a lawyer who only tries to creep into your wallet. I did once for a completely other question. They gave me a good advice.
Hate to say this, but I believe as long as your neighbor constructs the proper firewall he can build however he likes right up to the property line.
Union Jack, I would take jellyfish's advice... But, Herbalizer is quite right too, or so i think... Besides I haven't heard of a community in Dumaguete that has restrictions regarding building size and type of building.

ahhhhh ! see that happen before. My friend's mother put up a 2 story house and then a 2 story apartment building. In front and along side of her sisters house cutting it off any kind of air flow. Sister took sister to court over this she lost, their nothing in the law to stop it from happening. So the woman lives with stale air. live sucks sometimes.
There are subdivision 'Deed of Restrictions' requiring certain building types and sizes. E.g. our own subdivision (not in Dumaguete, but near to Zamboanguita, called ApoVista Beachpark) has regulated that you can't build your house without the agreement of the building drawings by the Developer. So we can judge the style of the house, if it blocks the view of others to the sea at an unacceptable way and if it e.g. is higher than 2 stories (not allowed). If we are unique in that in this area, I don't know. But I had examples of other subdivisions in the Philippines having such similar regulations in their Deed of Restrictions.

Jelllyfish, indeed, I've heard about Apo Vista with restrictions... in a way, thats good... and so with other places in the Philippines...an example is Laguna Bel-Air in Sta Rosa, Laguna. But in DUMAGUETE, NO, haven't heard yet .....
