    I was there last year Dec. until Jan.17 2009 in Dumaguete and it was indeed a very nice and good exciting holiday for me and even decided to bought a land of my dreams along the beach. Till then i`m fantasizing my dreamhouse to be when the right time comes for me and my husband to settle down in the near future in Dgte.My apprehentions now is what happened in Dumaguete last Feb.7 when the bad weather strikes there it was huge that my place was also affected by the flooding. I know it can be prevented but i have to hire good professionals house or building constructors: since i`m planing to put up my vacation house there.My place is beachfront.Does anyone knows or recommend me a good with knowledge on building houses near beach ? Please give some names and addresses to get in contact with them with tel.no.would be much better. Thaaaaanks.

    Vangie, Sorry your land was flooded, being born near the sea and also worked on and around the sea, I have always had the opinion that its not good to live so close to ANY kind of water, being that of lake river or tidal areas, its just what is instilled into me growing up near water. Yes you need to prevent it, but now the question is the City Authorities need to look at what they will do to try and prevent or minimize this again. The city planners have not been doing there job and it has come back to haunt them, people can build and squat anywhere in the town, what was once a quiet city is now becoming a mess, and crowded, about the global warming? why should anyone there even mention it as look at the traffic in the city? its getting worse. Whats more breathing in the lead rich Caltex, does not do anyone any good. So now its time for the city authorities to take a long hard look at the town. Lets hope that this jolts then into some action, and not sit on their backsides and do nothing...which is what they have been doing for years. But who would bet on it??

    Thanks a lot PhilT,

    Your opinion is true there are so many negatives side or upside down in constructing houses nearby seashore or somekind of beach house. But it is always my dreams to have one and i know my dream come true when at last i bought the one in Sibulan just last year Dec.2008. I even make plans and having ideas on designing it when the moment i decided to make my house supposedly i will start building it starting this year. But to my big dissapointment when the dessaster heavy flooding happened in Dumaguete. It was not a joke and in fact it was very horrifying scene i ever seen that kind of things happened in Dumaguete.Then knowing my place was also affected and the water was kneehigh. It`s too much to think.Well i was informed that the houses already standing there (about three quite big foriegn own house)was not heavily dammaged.Although water came overflow but they said all the houses was intact. So this give me a bit of encouragement to maybe continue my plans but it must have a good planning and must let good and high profile of builder proffesional contructor.Then maybe more or less you can prevent high expectations on heavy dammaging when bad weather might occur again.(unless mother nature calls)God Forbids!
    However i would like to thank you again in giving me encouragement and advice .It helps me a lot....

    Hi Vangie,

    A seaside prop is nice--sunrises don't repeat themselves and all other luxuries you get from that kind of site: fresh air assuming water's not polluted with debris, etc., quiet times and such other luxuries.

    Regarding the flooding, there are so many issues that the city/province will need to study hard and fast for more permanent [re]solutions. FOR THE BENEFIT OF HUMANKIND IN THESE PARTS would be a good start for those at large--just capitalizing for emphasis for those officials who might have a chance to read ha.

    Back to your site--Your building plans at your site may be in good hands but you also have to look at the situation in the neighboring lots especially to your immediate right and left sides. Coastal devastations in neighboring lots can also affect your line. [I just experienced this during this flood UGH]. Sea walling is good but it must also be done, if possible to extend some ways to the sides of the prop.

    Your thoughs about considering the location from the right & left invoronment on the areas is absolutely right.The dammages cost it when the same things happened again( God forbids) is not a joke.especially now a days we are facing & experiencing one of the most serious econmic crisis in history one must really think twice.
    Well,i still believe we have good professionals Builder Contructors .I will be on my vacation soon again in Dgte. & will be seeing some good high profile archetech some of them reffered to me here by the DI member in this Forum.

    Thanx a lot to you all:especially to Rhoody....wish i could meet you personally in Dumaguete?
