Best and worst area to live in the Dumaguete area

    Don,

    Yes I have been around town, as I am a native son of Dumaguete. Born, raised and lives in.

    I grew up around my father who specializes on Civil Law. Dealing mostly with Civil and Real Estate cases. eg, land subdivision,or big families with inherited land which need to be divided among heirs and such. He is a licensed Real Estate Broker too.

    Most of the "agents" you probably met are not not licensed. I'm not saying they are bad though. Some on them "think" they know the laws, most of them don't. Thats why no one mentioned to you about the swap thing. Selling to you is more money for them, yes??

    As I've mentioned and emphasized, sometimes it happens. Take note of the word sometimes. Again it depends on how you deal with the person/s involved.

    And I'm not talking about the seller. Im referring to the owners of the land that you possibly are going to "pass thru" when asking for a right-of-way.

    Example:

    Your land is "locked-in" by another adjacent lot to you. His lot between yours and the road. So basically you need to "pass" thru his lot before you reached yours, right? Now lets say you need a 2 meter wide road by say 10 meters... thats 200 sq meters all in all, yes? With that you can agree with him to "cut" 200 sq meters from yours, "give" that to him, and he gives you the 200sqmtrs, which you need as road right of way.

    Basic trading, though it would entail legal processes.

    Hmmm, did I miss something? Here and I thought you were the one that was unhappy everywhere you went. I'm enjoying life in these places that seem to depress you so terribly.

    Valencia is rather cloudier than the rest of the Provence !:wink:

    It is true that the upper reachers of Valencia are cloudier and wetter that most of the rest of the province. That is why things grow up there that will not grow anywhere else.

    Teh lower parts of Valencia do not get much different weather than Duma, except a few degrees cooler.

    I was nicknamed "Shadow" long before I knew where the Philippines was.

    now I understand why a lot of old long-noses love the area there.

    I thought the reason for that growing were the blue M & M's purchased at the boulevard... :D

    if you have a wheels.. Valencia is the best place to stay because its far from the busy city. Cold like Baguio city especially August to February. Rebate to your electric bill and still so abundant of tress..Most of all so close to Forest camp and Casaroro falls.
    But if you want to be in Dumaguete City everyday go to Sibulan.. They have many subdivision you can choose and still many lot for sale and most of all no worries when it come to rides if you prefer to commute even you are a night crawler person.
    But over all best place to stay is outside Dumaguete

    Above as I read earlier, now whether Valencia is 5 or 10 km from town is of no importance to me. First What is the population? AND more importantly define ...'COLD' in degrees F.....like 65 deg F is a nice number with 30% humidity......or am I dreaming?

    More like while it is 98 in Duma it will feel like 93 in Valencia. Youd have to have a higher elevation to get it as cool as you seem to like but its just not there. Thought you wanted to escape the cold? 85-105 F doesn't make much difference to me. I seem to prefer sweating and being dark over having to wear thermals and looking like a ghost.

    We have living for 2 Years in Dumaguete, San Jose Extension;that is the worst place in Dumagute.On one Side the karaoke Bar on other Side a Nightbar. My wife was at the gate attacks, and with a pistol threatens; Money and Mobil were taken for her. Repeatedly, the has tried to break in; We had to hire a Guard for protection.Now we living in Bacong near the Beach, is a better Place.
