    Hey Designer,

    A couple of more options in additon to Garbonzo's reply are through naturalization (long process since you are not married to a Filipina, and technically you wouldn't be a foreigner at that point), or to purchase the property through a corporation (capital stock must be 60% Filipino-owned).

    Not necessarily great options...

    I hear to many sad stories about ex pats in thailand loosing all their assets
    because they cannot own the land, I think it is the same in the philippines
    a guy i met in thailand last year got married to a lady after knowing her for 4 months bought a car in her name payed to renovate her house and bought a house for them to live in1.5 million bhat all in her name , I know one born every day, he emailed me today desperate to talk to someone has lost it all

    It is too bad about your friend, Designer. I hope he is young enough to recover...very hard the older you get. There are countless ways to make money and to lose it in any language. Making money almost involves some risk, and diversification is about the best way to limit the risk, but even that is not guaranteed!
