Final Costs for Builder to Build my Home in %

    Update on Actual House Costs – Percentages of the total cost
    Following is an update on what it cost me to hire a builder, landscaper, and buy what is shown to get it ready for move in.
    Note: For privacy I am showing percents of the total costs rather than the actual costs. If you would like more specific information and costs you can email me at pmindoro@yahoo.com.
    Overview: The lot, located in Lutao Bacong, is 2,235 sqmtr, the house is 300 sqmtr, there is a concrete wall around the property, a front fence, and a concrete driveway from the street and around the house. We included a Tigula tile roof supported by steel, no wood used except cabinets. The house is one story with a high Bali style ceiling, extended tile terrace, multiple levels mouldings, and tinted green windows. I had the house built a meter above the ground so backfill was required for the house, driveway, front yard, and part of the back yard.
    House incl lot clearing & land fill - 57%
    Lot and capital gains tax - 20%
    Concrete Driveway, wall, fence/ steel gate - 14.5%
    Landscape incl backfill, soil, bermuda & carabao grass, trees, shrubs, slate path 4.5%
    Interior: Aircons, insulation, screen doors, window security grills, range and exhaust, curtains, TV, washing machine – 4%

    Jack, no need to worry about the party. There is a squatter in the vacant lot next to me with 5 cows and 3 goats. If he doesn't remove them, we will have
    a huge beef barbecue for the meal and a goat rodeo for entertainment. For chicken eaters, there is are about 50 fighting cocks in the lot next to that one, for those who prefer chicken.

    I am going to see the barangay captain today to seek his help in removing the beasts.

    Hi Pat

    Nothing breaks the ice with new neighbours better than reporting them to the barangay captain. Have you tried solving the matter wth your neighbours over a few cold red horses all friendly like? Most people would take that much more favourably, regardless of where they are from. Even if things doesn't turn out your way, you'll get credit for being cool about it.

    As a last resort, tell the guy the noise really grinds your gears and offer to buy the d*mn beasts on the condition that he doesn't replace them. Then throw a giant barbecue for the whole neighborhood. =)

    DD, Ron, of course I went and talked to the owner of the lot first, I am not stupid. I had heard before that the mayor was using the lot for his cows but she told me the mayor's cows are gone, it is now a squatter using her land. She is elderly and didn't want to fight the battle but asked me to go to the barangay captain and ask his help. Actually, my main purpose for going to see the neighbor was to ask her permission to cut down part of her mango tree that is overlapping my property which she said ok.
    Btw, her lot is for sale, 1400+ sqmtr.
    The barangay captain wasn't there yesterday, waiting for my builder to call me now to go out and see him. Anyway, thanks for giving me a heads up on concerns. It is not a subdivision, it is the end of civilization on that road.

    Ron, not trying to shine, merely trying to contribute based on my experiences. What I am guilty of is providing too much personal info and will eliminate that from now on. I use the forum more than most and maybe that is upsetting to you and others so I will cut back. Feel free to ignore my posts.

    You are overreacting. It is not upsetting at all, and I have enjoyed many of your posts. Some maybe to personal. Your life is private like mine and try to keep it that way. Many maybe react negatively, but I don't. Just wanted to
    share my thoughts. Live well, we are Happy for your success in Dumaguete.
    I learned one thing early in life.... most people don't like to hear about our Happiness, to the contrary they like to hear about missery. Life goes on!
