Hi my name is Mick and have lived and worked in Cebu eleven years ago And am thinking of returning and retiring in litid Nagabalaye have purchased the land there and was about to build new home have a bill of sale all legaly signed but require title for the land any ideas of how much this will cost

Hi Mick, Welcome to DI, Hope things work out. Jack P. saying hello. You dont say where you are from but I guess you are, as most of us a foreigner. Although your statement of owning land, leads they other way and you are a returning local. Do you mean your Wife has land you paid for? Whilst Writing, I do hope you have done your BIR registration in the month required? Registering the title, Well, Shadow or Firefly can tell you more than me, Each sale has different applications I have found out. Depending how clean the origional title was, unpaid taxes, Rates and I guess any penalties drawn for late reporting. Piece of string here my friend. Mine was 1.7% of the buying cost, and that was based on the ruleing Zone value. Could be more of it is not AG land on a DAR exclusion. Too many things involved without much information. For your consideration, I went ahead and hired an attorney for advice and doc review when we entered into that situation. I am pleased I did for a whole number of reasons. Btw, things take time here.

For your replies I am an expat from wales Uk ,Used to own a house in cebu sub division but this buying land for a building plot is a different ball game looking to retire in about two years any info greatly recived, was in Dumagete in feb this year
